Description The primary function of the Project Director is to provide management oversight and leadership for a specific market segment of construction project or projects, but could also play the lead role on a sizeable project. The Project Director has the responsibility for the project(s) and project team(s) from inception and preconstruction through completion to ensure that the project(s) is / are completed to the satisfaction of all.
Key Responsibilities
Capable of successfully supervising a project with a project budget range of $60M - $150M+, under various delivery methods, diversity in market sectors and varying complexities
Uniquely qualified to simultaneously manage multiple clients, delivery methods, Architects and project team personalities
Ensure that WEO legal counsel has reviewed the Prime Contract, General Conditions and special provisions before involving the Vice President of Operations or President to execute the agreement
Prepare strategy to negotiate key Prime Contract terms with your Project Executive / Vice President of Operations
Review, negotiate and approve proposed modifications to WEO Master Subcontract Agreement “MSA”
Work closely with the Estimator, Project Manager(s) and Senior Project Manager(s) during the preconstruction phase in managing the various design phases and setting the GMP and establishing the projects General Conditions
Work closely with the Superintendent(s) and project team(s) in maintaining and enforcing project site safety programs
Responsible for overall project profitability
Monitor project progress with Superintendent(s)
Work with Superintendent(s) as necessary to make schedule “course corrections” to insure project completes on time
Collaborate with Business Development with the preparation of responses to RFQ’s and RFP’s. Assign the required staffing to provide technical writing, site logistics and scheduling needs, as required
Participate in presentations to prospective Owners
Cash Flow Projections and Forecasting Costs
Oversee and manage the project management staff on cost control measures, Change Order Requests, Invoicing, Purchase Orders and Pay Applications
Negotiate Change Orders with subcontractors, as required
Lead the resolution of all project specific issues
Attend weekly OAC Meetings, when possible, to be in tune with the “day to day” issues and have a chance to build a relationship with the Owner, Architect and / or construction manager, etc.
Provide comments to the Project Manager(s) and Senior Project Manager(s) on the content and format of the various project meeting minutes
Work closely with the Project Manager(s) and Senior Project Manager(s) to confirm that WEO is compliant with our insurance, prime bonds and Subguard policies
Attend and participate in WEO Quarterly Risk Management (QRM) Trainings
Participate in WEO networking events
Participate in all PM Round Tables
Contribute to BD efforts, i.e. attend conferences, seminars, industry events, maintain relationships with past Owners, etc.

Ensure all administrative systems are properly set up, implemented, supervised and maintained for each of the projects under your purview

Review all Monthly Reconciliation Reports with your direct reports
Maintain and update monthly your WEO business plan
Update on a monthly basis the Profit Projection spreadsheet
Conduct performance reviews for assigned Project Manager(s) and Senior Project Manager(s)
Conduct monthly planning meetings for assigned Project Manager(s) and Senior Project Manager(s) to track progress against their individual performance goals
Review the monthly cash flow report and address any project(s) with negative cash flow with your direct reports
Communicate project status, needs and concerns to your Project Executive and / or Vice President of Operations
Provide guidance to your Project Manager(s) and Senior Project Manager(s) with resolving project claims and disputes
Take the lead in initiating all preconstruction kickoff meetings
Conduct monthly RECON review meetings with your Project Manager(s) and Senior Project Manager(s)
Assign the appropriate resources to perform scheduling, site logistics, constructability reviews, bid packaging and estimating duties for required deliverables
In conjunction with the PX team, coordinate personnel allocations and transfers
Monitor that MSA’s and Work Orders are being awarded effectively and efficiently
Establish communication outlet for client to voice feedback
Leads and participates in marketing presentations
Conduct periodic audits of project procedures
Take an active role in developing and implementing initiatives for company improvement
Spearhead efforts to identify and resolve potential risks and claims avoidance
Monitor project safety in conjunction with the WEO Safety Director and PS Council
Periodic jobsite review and inspection

Qualifications Four-year degree in Construction Management, Engineering, Architecture or equivalent experience in a related field and a minimum of 10-15 years of relevant project management experience, as an Assistant Project Engineer, Project Engineer, Senior Project Engineer, Assistant Project Manager, Project Manager, Senior Project Manager or equivalent
Proficiency in basic computer skills (MS Word, Outlook, etc.) Advanced understanding of scheduling, CMiC and Excel applications
Advanced understanding of construction administration processes, including contracts, construction documents, schedules, RFIs, submittals and material procurement
Advanced proficiency in P6 and CMiC applications Has an exceptional ability to lead and manage
Demonstrated understanding of the importance of relationship building Effective oral and written communication skills
Exceptional at the art of negotiating with Owners and subcontractors Well developed time management and organization skills
Proficiency in Microsoft Project or P6 Scheduling Software and Project Management Software, such as Prolog, Viewpoint, CMiC or equivalent applications. With experience, using daily software tools, such as Bluebeam, Plan Grid, Safety Mojo, BIM 360 Glue, etc.
