Job Title: Senior Associate – Real Estate Debt Asset Management
Department: Real Estate Debt Asset Management
Location: New York, NY or Chicago, IL or Charlotte, NC
Primary Responsibilities
Serve as a key point of coordination across servicing (in-house and third-party), portfolio management, legal, and originations teams to support loan‑level decisions.
Support the annual loan review process for the Core Portfolio, including:
Reviewing third‑party spreads of property‑level operating statements
Analyzing updated sponsor financial statements
Updating collateral valuations using DCF analysis in Argus
Assigning internal loan quality ratings using DSCR, LTV, Debt Yield, and other metrics
Analyze lease transactions, including net effective rent calculations and the impact on value.
Review loan draws, additional fundings, and covenant testing; monitor loan provisions and support Senior Asset Managers with borrower requests and documentation modifications.
Participate in annual loan budgeting and business plan reviews; prepare quarterly and ad hoc reporting.
Assist with monitoring, modification requests, and enforcement actions.
Maintain watchlist oversight using covenant testing; present findings quarterly.
Join marketing and leasing calls; evaluate and model leasing economics and valuation impacts.
Prepare quarterly performance write‑ups and risk ratings for High Yield loans; coordinate with third‑party providers on valuation updates.
Contribute to ESG‑related initiatives across the managed portfolio.
Requirements
3–5 years of experience in commercial real estate investment analysis, debt asset management, or valuation.
Bachelor’s degree required, ideally in business, finance, real estate, or a related field.
Advanced proficiency in Argus and Microsoft Excel.
Strong understanding of finance and real estate investment concepts.
Exceptional quantitative, analytical, and problem‑solving skills.
Excellent written and verbal communication abilities.
Highly organized; able to manage multiple priorities in a fast‑paced environment.
Ability to work independently and collaboratively within cross‑functional teams.
Strong relationship‑building skills with internal and external stakeholders.
Meticulous attention to detail and ability to work under tight deadlines.
Willingness to travel.
