Job Description Summary The Regional Property Manager is responsible for the business plan execution for an assigned portfolio of properties. They will have a proven track record in managing a diverse portfolio of properties, be a motivator, a good communicator, and a hands-on manager. Regional Property Managers have direct accountability over Property Managers and Area Managers and may mentor Regional Property Managers to ensure implementation and execution of all corporate policies and procedures and to meet and/or exceed client expectations. The Regional Property Manager must demonstrate strong client and team management skills. They must possess the ability and willingness to develop, train, and mentor lower-level managers.

Job Description ESSENTIAL JOB DUTIES Act as theÂmain point ofÂcontact related to all property related items withÂthe owner'sÂrepresentative inÂtheÂmannerÂtheÂclientÂprefers.ÂUnderstandÂandÂbeÂableÂtoÂcommunicateÂtermsÂofÂtheÂProperty Management Agreement.Â

ResponsibleÂforÂreviewÂandÂapprovalÂofÂallÂpropertyÂpurchasingÂwithÂcompleteÂadherenceÂtoÂthe expense budget.Â

PartnerÂwithÂtheÂMarketingÂteamÂtoÂdevelopÂmarketingÂbudgetsÂandÂplansÂasÂwellÂas monitor ad effectiveness andÂspend.Â

EngageÂinÂrevenueÂmanagementÂpricingÂincludingÂattendanceÂatÂallÂpricingÂcallsÂwithÂthe Revenue Management team.Â

ReviewÂresidentÂandÂmysteryÂshopÂsurveyÂresultsÂandÂcreateÂactionÂplansÂforÂteamÂmembers whoÂdon'tÂmeetÂminimumÂrequirements.Â

OversightÂofÂmarketingÂactivitiesÂsuchÂasÂreviewingÂmarketÂcompsÂandÂeconomicÂinformation, review weekly lead and follow up reports, reviewing screening results and metricsÂ

AssistÂwithÂRFPÂresponsesÂandÂparticipateÂinÂpitchesÂ

KnowledgeÂofÂpropertyÂspecificÂfront-endÂtechnologyÂandÂensureÂpropertyÂstaffÂutilizeÂsystemsÂasÂintended.Â

Oversight of property risk management, safety standards and team member and resident liability and workÂwithÂPropertyÂManagersÂandÂMaintenanceÂSupervisorsÂtoÂensureÂtimelyÂpreparationÂofÂrentÂreadyÂ

COMPETENCIES To perform this role successfully, an individual must be able to perform all essential functions satisfactorily.Â

Experience working with financials,Âbudgets,Âgeneral office, bookkeeping,Âand sales skillsÂ

ProficiencyÂin Yardi property management software and related software applicationsÂ

ProficiencyÂin Microsoft Office Suite and other computer applicationsÂ

CPM, CCI, RPA, CAM preferred, and real estate license preferred (requiredÂin some markets)Â

Ability to draw data results from systems-driven reporting and communicate its financial terms to stakeholdersÂ

Experience working with financials and budgetsÂÂ

General office,ÂbookkeepingÂand sales skillÂ

WORK ENVIRONMENT

 This jobÂoperatesÂin a professional office environment. This role routinely uses standard office equipment such as computers, phones, photocopiers, filingÂcabinetsÂand fax machines. Regularly required to travel outside between properties in varying weather conditions. PHYSICAL DEMANDS
