Overview
The
Mortgage Loan Processor
manages residential mortgage files from application through closing, serving as the primary operational partner to Mortgage Loan Officers and members. This role ensures all documentation is accurate, complete, and compliant with investor, regulatory, and credit union requirements while maintaining service levels and federally mandated timelines. The Processor plays a critical role in delivering a smooth, efficient, and member-focused loan experience.
Responsibilities
Loan Processing & File Management Receive and review new loan applications in the Loan Origination System (LOS), ensuring data integrity and completeness. Own the loan file from submission to closing, proactively tracking milestones, conditions, and deadlines. Analyze documentation for accuracy, consistency, and regulatory compliance prior to underwriting and closing. Maintain clear, well-organized electronic and physical files in accordance with audit and retention standards. Verifications, Orders & Vendor Coordination
Initiate and manage third-party services including verifications of employment/income, title requests and reviews, appraisals, flood certifications, insurance, and other required documentation. Coordinate with appraisers, title companies, insurance agents, attorneys, and other vendors to ensure timely delivery and compliance with service-level expectations. Review reports and commitments for discrepancies and escalate issues as needed. Member & Stakeholder Communication
Serve as a primary point of contact for members during processing, clearly communicating document needs, status updates, and next steps. Partner closely with Loan Officers, Underwriters, and Closing staff to resolve conditions and facilitate on-time closings. Provide professional support via phone and electronic communication, ensuring a high-quality member experience. Compliance & Quality Control
Ensure adherence to all federal, state, investor, and internal policies, including TRID timelines and disclosure requirements. Monitor critical dates and regulatory deadlines to prevent funding delays or compliance exceptions. Identify potential risks or missing information and take corrective action proactively. Operations & Team Support
Prioritize multiple files simultaneously while meeting productivity and service standards. Contribute to process improvements that enhance efficiency, accuracy, and member satisfaction. Support departmental initiatives and perform additional duties as assigned. Qualifications
High School Diploma or GED required 2+ years of mortgage processing, banking or administrative support experience Working knowledge of mortgage documentation, compliance requirements, and closing processes preferred Strong attention to detail and organizational skills Ability to manage multiple files and deadlines in a fast-paced environment Professional written and verbal communication skills Proficiency with Loan Origination Systems or Microsoft Office tools Ability to perform noncomplex mathematical calculations for mortgage payment postings and/or corrections
