Optimus Property Management, Inc. (www.opminc.com), a real estate investment and property management company based in Century City, CA, is seeking a full-time On-Site Property Manager for a vibrant 60-unit apartment community in Pomona. We are looking for a motivated, hands‑on professional to oversee daily operations, support strong occupancy, and maintain high standards across the property. Compensation includes hourly pay, performance bonuses, reduced rent in a 1bed /1bath unit, ongoing training, and opportunities for growth within the company.
Requirements Property Operations
Oversee daily operations of a 60‑unit residential community
Create and submit monthly reports to the regional property manager (Leasing, Delinquency, etc.)
Maintain professionalism with residents, vendors, and colleagues
Respond to tenant calls, texts, and emails promptly, and address emergencies without delay.
Draft and serve notices, enforce community rules, and update resident profiles in Appfolio.
Coordinate move‑ins and move‑outs, work orders, and building repairs with the maintenance department.
Building oversight includes walking all properties weekly, completing safety inspections, and ensuring the buildings comply with local laws and company standards.
Independently resolve resident disputes in a professional manner.
Contact residents for past‑due balances and coordinate a re‑payment schedule.
Leasing Responsibilities
Always maintain a minimum of 96% occupancy; weekend availability may be needed.
Advertise vacant units on approved marketing platforms such as Zillow, Trulia, Apts.com, Facebook, etc.
Conduct regular market research and stay up to date on market trends.
Communicate with all prospective residents via email, marketing platforms, calls/texts.
Ensure all vacant units are always in move‑in ready conditions.
Walk all vacant units.
Show vacant units via our self‑guided tour options and in‑person tours to prospective residents.
Lease vacant unit(s) within 30 days.
Complete applications within 72 hours of receipt.
Other duties as assigned.
Qualifications
2+ Years of Property Management Experience (Required)
Proficient in Microsoft Suite and Appfolio (Required)
High School Diploma or Equivalent, College Degree (Preferred)
Reliable transportation (Required)
Proven track record of meeting company goals and expectations.
Must be authorized to work in the United States.
Compensation
This position is hourly, non‑exempt.
On‑site salary range: $24.00 to $26.00 per hour.
Reduced rent on a renovated apartment (discount of $1,600–$2,000 monthly).
Leasing bonuses (approx. $5,000 – $8,000 per year).
Medical, Dental, and Vision Insurance.
Paid holidays.
401(k) plan with a company match.
13 days of paid time off.
Total combined compensation valued between $65,000–$75,000 per year.
