GENERAL SUMMARY Under the direction of the Executive Vice President (EVP) Development and the Chief Development Officer, the Director of Development is responsible for managing all aspects of capital expenditures to assist The Bay Club in achieving its strategic vision for the planning and execution of capital for the regional clubs. This role incorporates an emphasis on construction development and working alongside general contractors and outside vendors on various projects to ensure highest quality for lowest cost. The position also provides support of facilities management as needed in partnership with club senior leadership teams.
This position is based out of our corporate office in San Francisco, CA.
Compensation: $140,000-$160,000/year plus quarterly bonus

PRIMARY JOB FUNCTIONS
Project Management
Work with department leadership to determine company needs and to define a strategic plan for growth.
Develop capital improvement plan in partnership with department leadership to determine appropriate ROI targets.
Work closely with corporate development team to ensure consistent implementation of brand standards.
Deliverables for project oversight:
Present multiple bids for projects with recommendations as to which offer to accept and why.
Source “best quality for cost” solutions for projects.
Monitor projects to avoid delays and emergencies to ensure project schedules remain on track and bring forward options to compress timelines for justifiable delays.
Establish and enforce project management discipline, policies and processes that enable efficient and timely execution.
Ensure accuracy of construction status reporting.
Provide evaluation of vendor and contractor performance.
Review all work in process to ensure compliance with Company standards, plans and specifications.
Work in compliance with all applicable foreign, national, federal, state or local statute, law, ordinance, code regulation or rule and the contracts; assist with the procurement of all necessary permits and compliance with the law.
During renovation periods, work with the vendors to minimize disruption to daily club operations.
Review and provide guidance on all contractor and construction agreements, architect agreements and third‑party agreements.
Attend planning and design meetings with architect and contractors.
Supervise and coordinate all construction activity.
Regularly make jobsite visits.
Upon conclusion of each renovation project, work with general contractor and/or architect to provide as‑built drawings and warranty manual containing all warranties and guarantees deliverable in accordance with applicable law and any governing contracts.
Determine preparation and completion of final punch list and satisfactory completion of all tasks; review final approvals and take necessary action to obtain a certificate of occupancy or completion, as applicable.
Create and present materials for weekly Development and Capital Expenditures meetings.
Facilities Management
In conjunction with the Club Senior Leadership, provide support and oversight of assigned facilities staff and property maintenance for clubs to ensure property maintenance requirements are adhered to during the onboarding period. This includes the development of goals, policies, and procedures; implementation of work activities; and control of the work environment.
Lead team to ensure successful execution of objectives to drive best in class cost and operational performance to enable company’s strategic objectives are met.
Direct and monitor internal teams and vendors to ensure the adherence of quality standards for work plans or activities.
Manage comprehensive safety and security programs.
Develop, build support for, and execute a plan to address deferred maintenance and implement a comprehensive planned and predictive preventive maintenance program. Prioritize and remain apprised of upgrades and upkeep of campus buildings and landscape through the maintenance programs.
Review FMX onsite worklog with onsite staff.
Review all work in process to ensure compliance with Company standards, plans and specifications.
Financial Accountability
Solicit, review and analyze multiple contractors’ bids for each project.
Supervise the timely payments of vendor accounts.
Responsible for controlling costs and achieving budget expectations, assist and advise on value engineering throughout the development process.
Assists in the development, implementation, and maintenance of internal controls and procedures that provide operation and fiscal control, cost savings, projections, planning, forecasting, and effective utilization of assets.
Communication and Relationships
Communicate recommendations for strategic investment opportunities to Senior Management.
Effectively and professionally interacts and communicates with senior management, managers, other Associates, vendors, contractors, members, and guests.
Build and maintain productive relationships with industry and professional networks that can assist in development initiatives.
Participate in weekly meetings with Development team.
Corporate Goals & Objectives
Promote the company’s safety goals and actively work towards ensuring a safe working environment.
Actively further corporate objectives and continuously support improvement and positive change, which includes participating on corporate designated committees to improve the company and business operations.

EDUCATION
Associate’s degree or equivalent accredited degree or professional certification preferred.
WORKING CONDITIONS / PHYSICAL REQUIREMENTS
This position deals with outside personnel such as vendors, outside management groups and government agencies on a regular basis with contact in various forms such as in person, phone and email.
The location of the position is primarily indoors to outdoors as site visits are necessary. However, extreme environmental conditions do not exist.
It is necessary to adapt to a frequently changing environment.
Sitting and standing is as needed.
It is necessary for the position to travel independently to property locations on a regular basis.
