
PURPOSE:
The Construction Superintendent is responsible for all renovations and turnover assigned in their designated market. This includes performing move out inspections with or without tenants, creating scopes of work consistent with the Brandywine Homes standard and company policy and process, assessing tenant chargebacks while maintaining all required back-up, managing third party vendors, quality control of all renovations, as well as managing the post construction work orders attributed to renovations. It is a requirement to be well versed in the creation and management of construction projects, project management, and management of maintenance work orders for single family homes.
SUMMARY OF RESPONSIBILITIES
Maintain working knowledge of company policy and process.
Schedule move out inspection and evaluate property for any damage chargebacks
Schedule evaluations and write budgets for new acquisition properties
Review and evaluate workload daily and determine the most efficient course of action to accomplish field requirements
Inspect the property and create a detailed, cost conscientious scope of work to bring the home to Brandywine Homes USA standard
Create new budgets for review using Site Capture software
Coordinate utility service activation with office staff
Manage assigned renovations from move out to move in
Manage vendors by assuring they adhere to company policy
Manage renovation timeline, quality, and pricing
Prepare and submit change orders as they arise and obtain approval as needed consistently with company policy
Work with vendors to complete any warranty related work post construction
Manage and negotiate with vendors on pricing and project timeline
Provide timely and accurate project updates to team members as well as the property management software and trackers to provide clear dates and costs of all projects
Receive, review and dispatch post construction work orders through the system. Follow up on all work orders assigned to ensure work orders are managed in a timely manner
Review and approve estimates from third party vendors
Attend Eviction set out when required and work with set out crews to expedite process
Schedule and manage Takedown of BTR Properties
Close work orders, renovations and process invoices as needed for all completed jobs

REQUIRED EDUCATION AND EXPERIENCE
High school diploma or equivalent
5 years of residential renovation, maintenance, and turnover experience
Reliable transportation, valid license, and auto insurance
Estimation experience for turnovers or renovations and budget creation
Experience as a general contractor, superintendent, or construction project manager
Experience in maintenance repair standards and pricing
Above average ability to communicate with others and work as part of a team
Intermediate computer skills and the ability to learn new software. Experience with Reno Walk, Appfolio, Yardi, Property Ware is a plus. Moderate Microsoft skills are required.
