RG Medical Properties is the dedicated healthcare division of RG Real Estate, focused on acquisition and management of medical real estate across the Atlanta Metro area. Our current medical portfolio totals approximately $175 million in aggregate value with tenants including major hospital systems, large private practices, and PE backed physician groups. RG Medical Properties is actively expanding and is targeting significant growth, with the goal of doubling the size of the medical portfolio over the next five years.
About the Role:
RGRE is seeking an experienced AM professional to lead the management of our growing portfolio of medical real estate. This position will sit at the intersection of investments, property management, leasing and accounting and will be responsible for the performance, administration, and day-to-day oversight of the portfolio. This role blends financial analysis, tenant relationship management, investor reporting, and disciplined execution to protect value, drive NOI, and ensure cohesive transaction management. This position offers a “clean slate” and presents an opportunity to take full ownership of the Asset Management process, implementing protocols and systems in line with market best-practices and company needs. A successful candidate will have the opportunity to grow meaningfully with the firm.
Key Responsibilities:
Review accounting reports and reconcile with property performance.
Prepare investor reports that synthesize accounting reports, property level operations, leasing and capital markets updates.
Maintain detailed property reporting and diligence storage
Maintain accurate Argus models for portfolio assets
Monitor medical portfolio receivables and ensure on time collections.
Work closely with accounting to ensure accurate coordination and payment of invoices and project costs
Update and manage the investment portal
Tenant Coordination and Lease Administration
Review leases and prepare lease abstracts for existing portfolio of medical assets
Oversee medical lease administration incl. critical dates, renewals and options
Oversee and reconcile CAM reimbursements
Manage tenant relations, document execution (SNDA's, estoppels, etc) and monitor receivables by working with the property management team.
Coordinate with medical leasing team to, track leasing progress across the portfolio, prepare portfolio leasing updates for principals, record leasing updates in Yardi and maintain up-to-date leasing document storage
Maintain accurate stacking plans for multi-story medical assets
Construction & Vendor Oversight (in coordination with our PM and Accounting teams)
Oversee tenant improvement and capital projects in partnership with Property Management and third-party construction management teams
Track timelines, change orders, pay applications, and close-out packages
Ensure vendors meet performance, insurance, and compliance requirements
Coordinate with accounting and PM teams to prepare and submit draw requests
Other Responsibilities
Implement and refine systems and best practices for the required duties of the role
Identify opportunities to improve operating efficiency and value creation
Ideal Qualifications:
The ideal candidate is passionate about real estate and excited to join a performance-driven, growth-oriented firm. Strong analytical capabilities and attention to detail are critical to the role. Through prior experience, the candidate should be comfortable navigating financial models, interpreting legal and financial documents, and communicating with a wide variety of counterparties and third-party stakeholders. This will be a hands-on, solutions-driven position, and an ability to take ownership, be resourceful and solve problems will be crucial.
Bachelor’s degree preferred (real estate, finance, business or related field)
3-7+ years of commercial property management, asset management, and/or construction management experience (medical or office experience preferred)
Strong financial and organizational skills with attention to detail
Clear, professional written and verbal communication style
Ability to manage multiple priorities in a fast-moving environment
Proficiency in Microsoft Excel, Word, and Teams.
The position will be based in our Atlanta office and will be an in-office position, with some optionality for remote work.
Compensation and title will be determined by experience and will feature a base salary plus bonus.
