Property Manager Needed Salary: $90,000 - $110,000 per year. Position located in the DMV area, focused on retail shopping centers.

Responsibilities

Respond to tenant needs and ensure that administrative and building technical staff resolve problems promptly, in compliance with policies and contractual obligations.

Conduct periodic property inspections and recommend/approve alterations, maintenance, and reconditioning as necessary.

Contract for and supervise vendor services.

Support the Brokerage department with marketing and leasing activities, including showing space to prospective tenants and coordinating move-ins, move-outs, and space inspections.

Act as primary contact with property owners, preparing and delivering timely, accurate reports.

Develop and control annual budgets for operating and capital expenses, forecast management plans, and prepare monthly performance reports.

Assist Lease Administration with rent collection, legal notices, and coordination of legal action when required.

Reconcile tenant rent and recovery charges.

Negotiate early lease terminations and provide lease analysis for client review.

Oversee due diligence for property sales and monitor outside broker activity.

Develop business relationships through membership in professional, trade, and civic organizations.

Perform other duties as assigned.

Scope of Supervision

Provide formal supervision to employees within the property management area.

Approve recommendations for staff recruitment, promotion, and corrective action.

Plan and monitor staffing levels and labor utilization, including overtime.

Prepare and deliver performance appraisals for staff.

Mentor and coach team members to develop competencies.

Lead by example and model behaviors consistent with the company’s values.

Qualifications

Bachelor’s degree (BA/BS) from a four-year college or university and at least 2 years of related experience or training.

Real estate license preferred.

CPM or RPA professional designation or candidacy preferred.
