Senior Estimator - Fabricated Signage
Strategic Factory, Owings Mills, Maryland, United States, 21117
Position Summary
While working as a Senior Estimator you will be tasked with performing comprehensive take-offs for ADA systems, custom-fabricated exterior wayfinding, and integrated building elements. Navigating a 200-page set of architectural plans to find every HVAC duct, electrical run, or square foot of flooring. You aren't just looking at a sign schedule. You are a detective.
We are a premier commercial signage firm tackling high-stakes projects—hospitals, fire stations, luxury high‑risers, stadiums, and universities. We don't just make "signs"; we build the custom architectural elements that define a building's identity.
Essential Duties & Key Responsibilities
Plan Mastery: Perform detailed take-offs from architectural and site plans (PlanSwift, Bluebeam, etc.) for large‑scale commercial renovations and new construction.
The Hunt: Identify signage requirements hidden within elevations, floor plans, and site details where formal schedules may be missing or incomplete.
Strategic Scoping: Quantify ADA‑compliant interior packages, parking/traffic systems, and complex, building‑mounted illuminated letters.
Vendor & Material Coordination: Work with fabricators and material suppliers to price custom substrates, metals, and finishes.
Qualifications Education and/or Experience
Bachelor's degree preferred.
3+ years' experience as an estimator in a commercial trade (HVAC, Electrical, Plumbing, Flooring, Carpentry, Framing, or Landscaping).
Experience in commercial signage preferred but not required.
A Blueprint Specialist: You speak "Architectural Plan" fluently. You know how to cross‑reference sheets to ensure nothing is missed.
Computer Skills
Proficiency in Microsoft Office (especially Excel).
Proficiency in Bluebeam/PlanSwift/On‑Center.
Other Qualifications
Strong organizational skills with the ability to manage multiple deadlines simultaneously.
Excellent verbal and written communication skills.
Detail‑oriented, process‑driven, and able to work collaboratively in a fast‑paced environment: you understand that in a 500‑unit apartment building, missing one ADA sign per door is a massive oversight.
