SUMMARY OF ROLE:
The Sales Counselor plays an integral role in the success of our team, our community and creating a place our residents are proud to call home. The primary purpose of this position is to assist in the coordination and direction of all activities for the marketing department and to assist in the increase/maintain census through the sales process.
Essential Job Functions
Initiates contact with prospective residents via telephone, email, personal visits, tours and home visit activities as appropriate to facilitate the selling process by building productive and trustworthy relationships.
Assist in developing quarterly marketing plans and participates in all marketing events inside the building.
Under the supervision of the manager, coordinate, market, and lead events inside and outside the building.
Identify, build and develop an effective network of community and professional sources for potential resident referrals.
Tour prospective residents and assess resident qualification; follow up with prospects via phone, email and written communication on a regular basis. Respond to requests for information and incoming inquiries from prospective residents.
Follow up with prospects, family members and other referral sources by phone, mail and tours to facilitate closings.
Follow leads through a lease signing and move-in. Complete all necessary internal paperwork for deposits and move-ins as needed.
Assist residents and families with move in process, paperwork, welcome gifts and orientation as needed.
Communicate to all departments for timely readiness of apartments and service needs.
Provide continuous follow-up after move in and address identified issues immediately and increase resident satisfaction.
Documents all information relating to the prospective resident/inquiry: communication with administration, communication with direct supervision, etc.
Maintain prospect database and enter prospect and move-in information in a timely manner.
Develop active referral base within the community by making personal visits and sponsoring networking functions at the community. Accurately represent the community, its services and pricing structure in all interactions.
Complete daily and weekly census reports, availability reports, and other sales related documentation as needed.
Perform other job-related duties as assigned.
Knowledge and Critical Skills
Be able to make independent decisions and follow instructions.
Deal tactfully with personnel, prospects, residents, family members, visitors, government agencies/personnel, and the public.
Capable of working around ill, disabled, elderly, and emotionally upset people within the facility.
Communicate in a manner that is sufficient for effective communication with supervisors, team members, prospects, residents, and families.
Proficiency with Microsoft Office Suite.
Education and Experience
Must meet all applicable state and federal requirements for this position.
Prefer two years college or equivalent marketing experience.
