Why This Role Matters As a
Procurement Specialist Real Estate EMEA
you will provide data-driven insights and analysis to enhance efficiency, cost-effectiveness, and strategic alignment of procurement activities related to the operation and maintenance of leased offices. This role is crucial for optimizing procurement processes, ensuring smart purchasing decisions, and supporting the overall goals of the fleet & real estate team.
What You’ll Do
Contract Management.
Support drafting, review and management of commercial agreements, ensuring all terms and conditions are clearly defined, negotiated, and adhered to. Coordinate with legal and finance teams to ensure compliance with company policies and regulatory requirements.
Cost Analysis.
Conduct cost analysis and financial modeling to evaluate office lease options, assess total cost of ownership, and optimize leasing arrangements. Identify opportunities for cost savings, efficiency improvements, and risk mitigation.
Performance Monitoring:
Track and analyze key performance indicators (KPIs) related to lease portfolio, including office utilization, maintenance costs, and stakeholder satisfaction. Implement corrective actions and performance improvement initiatives as needed.
Cross Collaboration & Compliance.
Work closely with local stakeholders to understand their office requirements, preferences, and budget constraints. Provide expert guidance and recommendations on lease options, financing models, and local contract management strategies.
Ensure compliance with all relevant regulations, standards, and internal policies governing office leasing procurement and portfolio management activities.
Negotiation:
Lead negotiations with suppliers (eg Fit out) to secure competitive terms, pricing, and contractual agreements. Drive cost savings initiatives while maintaining service quality and compliance with specifications.
Process Improvements & Reporting.
Continuous Improvement. Proactively seek opportunities to enhance procurement processes, streamline operations, and drive innovation in lease and portfolio management.
What You’ll Bring
Bachelor`s degree in Administration.
Fluent in
English
(written and verbal).
Strong MS Office skills (especially Excel and PowerPoint); SAP / VIM knowledge is considered a plus.
Experience in Real Estate Portfolio Management/ Administration on an International level (2-3 years).
Strong analytical skills.
Good communication skills and customer oriented.
Project Management and strong analytical skills.
