
Leopardo Construction is looking for a Senior Preconstruction Manager to join our growing Hoffman Estates team. This opportunity is a great fit for a professional experienced in preconstruction, project management, and estimating to work on top-notch projects in a variety of markets from healthcare, multi‑family residential, hospitality, to aviation.
The Senior Preconstruction Manager is a key role within the preconstruction team, working on medium to large projects between RFP and project construction start. The Senior Preconstruction Manager analyzes construction documents, specifications, proposals, and other documentation to prepare schedules, logistics, general conditions/requirements, constructability review, and estimates based on the project needs. As a liaison to creating the complete preconstruction deliverables, including estimate and initial construction execution plan, this position interfaces with the Project’s designated market lead. This role is also responsible for supervision, mentorship, and training of other preconstruction managers, estimators, estimating engineers, or interns on company preconstruction/estimating systems and soft skills.
Essential Duties and Responsibilities
Plan and lead preconstruction under the direction of designated Market Lead and Preconstruction Executive. Conduct preconstruction kickoff meeting with client and internal kickoff meeting with estimating team to review preconstruction strategy and vision.
Review the preconstruction deliverables generated by the preconstruction manager and estimating team along with the Director of Preconstruction.
Deliver matrix based initial conceptual estimates on an as needed.
Participate in client interviews and interview preparation.
Assist the designated Market Lead in developing the strategy, vision and establishment of project profitability for each project.
Organize and lead the transition meeting between the market project team and the pre‑construction team and coordinate follow‑up meetings.
Accountable for complete estimates at various stages. After preparation by estimating team, review trade prices, add‑ons, estimate qualifications, scope inclusions, and exclusions for accuracy and completeness. Participate in formulation of subcontractor bidding list for the project to maximize competitiveness and coverage.
Create the general conditions estimate for review by designated Market Lead prior to submission to client.
Take an active role in maximizing the participation of self‑performed trades in each project.
Solicit and analyze bids and recommend for award any early award or long‑lead trades on assigned projects.
Provide estimating support when necessary for trades or scope areas as directed. This may entail providing anywhere from 30‑50% of trade estimating depending on project size and estimating team availability.
Review value alternative solutions taking into consideration cost, schedule, maintenance, and life‑cycle cost implications.
Monitor staff time budget during the pre‑construction phase of the project.
Monitor (and create when necessary) budget variance analysis reports (utilizing JOIN) allowing for clear identification of changes to the estimate as may be requested by clients or derived from changes to design documentation.
Prepare or oversee preparation of pre‑construction schedule with buy‑in from internal departments. When required create realistic and detailed schedules for all design, approval, estimating, purchasing and construction activities. Interface with design, ownership, and estimating team for scheduling of key deliverables.
Analyze permitting requirements for the project with designated Market Lead to facilitate and help coordinate submissions.
Interface with project design team to provide cost, schedule, and logistics feedback on suggested alternatives to be considered. Provide management of design team as required.
Assemble constructability reviews for each project identifying best construction practices emphasizing high quality, cost efficiency, and lowering risk profiles.
Attend pre‑construction OAC meetings with design team and client as primary Leopardo representative, along with support from market lead, project executive, and pre‑construction team. Take and issue meeting minutes if not completed by others.
Communicate, engage and interact with market leadership, pre‑construction, and estimating.
Provide guidance and training assistance to pre‑construction team members during pre‑construction assignments on projects.
Assist with the implementation of short and long‑term strategic objectives of the company, market, and within the pre‑construction department including department strategic planning, recruiting, and career development.
Education / Experience Requirements
Bachelor's degree preferably in construction management, construction/building science, engineering, business management or architecture and design or equivalent experience.
Experience with current estimating & scheduling software (i.e. MS Word, MS Excel, MS Project, Adobe Acrobat Professional, Bluebeam, Onscreen Takeoff).
Minimum of 10 years’ experience in estimating, pre‑construction and new construction with field, supervisory and ground‑up construction experience.
Experience in the aviation, multifamily residential, and/or municipal market is a plus.
Broad knowledge of operations, project management and field supervision.
Mastery of conceptual estimating and budgeting, estimating software, negotiated and competitive processes, scheduling and value engineering.
