Marketing Manager Overview The Marketing Manager is responsible for the tactical execution, optimization, and performance oversight of marketing efforts for an assigned portfolio of properties. This role partners closely with Regional Leasing Managers and Operations to ensure marketing strategies directly support leasing velocity, reputation health, and revenue outcomes. A successful Marketing Manager will be intentionally portfolio‑aligned to create clear ownership, faster feedback loops, and stronger accountability between Marketing and Operations.

This is a full‑time position working a standard schedule, Monday - Friday from 8:00am - 4:30pm. Nights or weekends may be required from time to time dependent on business needs.

The compensation range for this position is $67,500 - $80,000 plus bonus potential. This range is determined by current market data based on the position requirements and complexities. Final offers of employment will be based on multiple factors including candidate education, skills, experience, and location.

Responsibilities & Duties

Directly oversee marketing performance for student housing properties within assigned regions (~15-20 properties on average).

Partner with assigned Regional Leasing and Property Manager(s) (RLM/RPM) as a true strategic counterpart, aligned on leasing goals and execution.

Co‑own performance outcomes tied to agreed‑upon KPIs including (but not limited to): leads, tours, leases, conversion rates, and reputation scores.

Conduct bi‑weekly performance and strategy meetings with assigned RLM(s). Increase frequency during red‑alert or underperforming periods, until KPIs stabilize.

Prepare data‑driven insights, recommendations, and action plans ahead of each meeting.

Manage and optimize website and digital advertising performance, content, and updates.

Manage and optimize reputation management platforms and feedback loops.

Manage and optimize vendor relationships and contracts (ILS, SEO, PPC, photography, etc.).

Manage and optimize local marketing executions aligned to portfolio strategy.

Lead Generation: Drive qualified traffic and inquiry volume through optimized digital and local marketing strategies.

Lead to Lease Conversion: Improve conversion outcomes by aligning marketing, messaging, and leasing execution across the prospect journey.

Brand Strategy: Ensure consistent brand positioning and messaging to strengthen market differentiation and property performance.

Customer Knowledge: Oversee KPI and reputation management sentiment analysis feedback to inform recommended operational action plans and asset performance evaluation.

Marketing Analytics: Monitor performance data to identify trends, set benchmarks, monitor ROI, and guide decision‑making.

Ensure marketing tactics are executed consistently and in alignment with brand standards.

Support development of and manage assigned marketing budgets responsibly and strategically.

Collaborate with Graphic Design, Brand Experience, and Operations teams to ensure cohesive execution.

Serve as primary point of contact for portfolio‑specific vendors.

Evaluate vendor performance and ROI; recommend optimizations or changes as needed.

Support onsite teams by providing clarity, tools, and direction.

Share responsibility of corporate marketing website and supporting initiatives.

Requirements

Bachelor’s degree in marketing, communications, or a related field.

Three to five years of experience in student housing or multi‑family marketing.

One or more years of experience managing vendors, budgets, and performance metrics.

Knowledge, Skills, & Abilities

Strong analytical mindset with the ability to translate data into action.

Strong PMS, CRM, digital marketing, and social media fluency across major platforms. Experience with Entrata, and EliseAI preferred.

Proven project management and leadership capability.

Excellent communication skills and comfort partnering with Operations leadership.

Ability to succeed in a fast‑moving, high‑pressure environment while maintaining a positive, team‑first attitude.

Demonstrate a builder’s mindset; comfortable creating structure, refining processes, and evolving strategies as the business grows.

Strong creative problem‑solver who can navigate ambiguity, balance competing priorities, and move work forward with urgency and clarity.

Ability to take ownership beyond assigned tasks, with a bias toward solutions, continuous improvement, and long‑term impact.

Ability to handle complex situations professionally while partnering cross‑functionally.

Possess a basic understanding of property management standards including Fair Housing, Tenant/Landlord rights, and other real estate principles.
