A premier oceanfront condominium on South Ocean Boulevard in Palm Beach, Florida, is seeking an experienced General Manager to serve as the senior on‑site executive for its residential community.

Working in partnership with the Board of Directors and Campbell Property Management, the General Manager is responsible for the overall operational, financial, administrative, and physical management of the property. This includes daily building operations, regulatory compliance, vendor oversight, Board support, and coordination of major capital improvement initiatives.

The Association will be undertaking significant projects, including structural restoration, life safety system installation, building envelope improvements, parking and site upgrades, and interior modernization. The General Manager will serve as the Board’s on‑site representative, ensuring disciplined project execution, sound financial stewardship, and protection of the Association’s long‑term asset value.

This position oversees a team of approximately 12 on‑site personnel, including administrative, maintenance, janitorial, and front desk staff.

Key Responsibilities

Direct and oversee daily building operations and supervise on‑site staff —Lead administrative, maintenance, janitorial, and front desk personnel while maintaining high service, safety, and operational standards.

Coordinate preventive maintenance programs for major building systems —Ensure structured maintenance of mechanical, structural, and life safety systems to protect long‑term asset integrity.

Administer community policies and enforce rules in accordance with Board direction —Implement Board‑directed policies consistently and professionally.

Coordinate hurricane preparedness and emergency response procedures when necessary —Maintain operational readiness and structured emergency protocols to protect residents and property.

Serve as the primary point of contact for residents —Address homeowner concerns with diplomacy while maintaining a visible and professional presence within the community.

Work in conjunction with engineers, contractors, and consultants engaged by the Association —Coordinate structural restoration, life safety system installation, building envelope improvements, and related modernization initiatives.

Monitor project budgets, schedules, and contractor performance —Review scopes of work, oversee quality control, manage change orders, and support disciplined project execution.

Ensure compliance with Florida condominium statutes and applicable regulations —Support adherence to Chapter 718, structural integrity requirements, and relevant life safety mandates.

Assist with annual budget preparation and review monthly financial reports —Partner with the Board and management company to support long‑range financial planning and stability.

Review invoices and support financial oversight processes —Ensure expenditures align with approved budgets and contractual obligations.

Administer and oversee vendor contracts and service agreements —Conduct due diligence, monitor vendor performance, and ensure compliance with contractual terms.

Maintain accurate records and documentation —Ensure contracts, warranties, inspections, and official Association records are complete and well organized.

Prepare management reports for the Board of Directors —Deliver clear, structured monthly reporting integrating operational, financial, and project updates.

Board Partnership & Governance

Serve as the primary liaison to the Board of Directors —Provide professional guidance and ensure clear communication between the Board, management, and stakeholders.

Support Board meetings and communications —Assist with meeting preparation, materials, and follow‑through on Board directives.

Translate operational and technical matters into actionable recommendations —Support informed decision‑making and proactive risk management.

Preferred

Experience overseeing significant capital or building system improvement projects.

Background in construction management, engineering coordination, or facilities operations.

Familiarity with Florida structural integrity and milestone inspection requirements.

Skills & Qualifications

5+ years of experience managing a high‑rise condominium or comparable residential property.

Knowledge of Florida condominium operations and Chapter 718.

Experience working directly with Boards of Directors.

Experience coordinating with building system vendors and licensed professionals.

Demonstrated financial oversight and budget support experience.

Active CAM license required.
