Homeward Impression Management owns a newly created short-term rental property that contains 4 bedrooms and 2 bathrooms, located in Jersey City. Our aim is to provide an exceptional and seamless experience for our guests, ensuring their comfort, safety, and satisfaction. We pride ourselves on maintaining a pristine property and delivering unparalleled hospitality.

The Opportunity We are seeking a highly motivated, organized, and hospitality-focused individual or couple to serve as our Live-in Property Manager and Superintendant. This is a unique opportunity to live on-site in a 1 bedroom, 1 bathroom apartment property located in Jersey City while being responsible for the day-to-day operations and guest experience of our Short-Term Rental.

Responsibilities

Guest Experience & Communication (Short-Term Rental Specific):

Pre-Arrival: Manage guest communication, provide detailed check-in instructions, answer inquiries promptly, and ensure all guest needs are anticipated.

Check-in/Check-out: Facilitate smooth guest arrivals and departures, including personal greetings (when appropriate), key handover, and property walkthroughs.

During Stay Support: Be the primary point of contact for guests during their stay, addressing any questions, concerns, or issues quickly and professionally (e.g., Wi‑Fi troubleshooting, appliance issues, local recommendations).

Review Management: Encourage positive guest reviews and address any negative feedback constructively and promptly.

Property Management & Maintenance

Daily Operations: Oversee the overall cleanliness, functionality, and aesthetic appeal of the entire property (interior and exterior).

Housekeeping Oversight: Manage and coordinate professional cleaning services between guest stays, performing final checks to ensure impeccable standards.

Minor Repairs & Maintenance: Conduct routine inspections and perform minor repairs and maintenance tasks (e.g., changing light bulbs, fixing leaky faucets, addressing minor electrical issues, basic landscaping).

Vendor Management: Coordinate and oversee scheduled maintenance, repairs, and projects with external vendors (e.g., HVAC technicians, plumbers, electricians, landscapers) as needed.

Inventory Management: Monitor and replenish supplies (toiletries, linens, kitchen essentials, cleaning supplies) to ensure adequate stock for guests.

Security: Ensure the property is secure, including managing alarm systems, security cameras, and key access.

Emergencies: Be available to respond to urgent property and guest issues (e.g., power outages, lockouts, plumbing emergencies).

Booking Coordination: Assist with calendar management and booking coordination as needed.

Expense Tracking: Track and report property-related expenses, submitting receipts and invoices for reimbursement.

Reporting: Provide regular updates to the owner on property status, guest feedback, and maintenance needs.

Compliance: Ensure the property adheres to all local short-term rental regulations and safety standards.

On-site Presence: Must maintain a consistent on-site presence to ensure immediate response to guest needs and property issues.

Proactive Monitoring: Regularly inspect the property for potential issues, wear and tear, and safety hazards.

Qualifications

Proficiency with technology, including smartphones, tablets, and booking platforms (Airbnb, etc.).

Valid driver's license and reliable transportation.

Must be willing and able to live on-site. (Specific living arrangements detailed below).

Ability to lift up to 25 lbs and perform light physical tasks.

Preferred Qualifications

Previous experience as a live-in super or caretaker.

Fluency in Spanish.

Proficiency with technology, including smartphones, tablets, and booking platforms (Airbnb, etc.).

Complimentary on-site accommodation: "A private, fully furnished 1-bedroom apartment with separate entrance and utilities included."

Ownership in the business after certain tenure and performance.

Utilities included (water, electricity, internet, etc.).

Access to property amenities during off-peak times.

Quarterly Performance bonuses based on guest reviews, income quotas.
