WHAT YOU WILL DO As the Development Strategy Analyst, you will play a key role in supporting Primrose’s growth strategy by working at the intersection of data, real estate, and market analysis. You will gather and synthesize demographic, psychographic, and financial data to identify and evaluate expansion opportunities across the country, while developing financial models that inform site, conversion, and acquisition decisions.
This role combines analytical thinking with strong financial acumen. You will build, update, and maintain proformas across a variety of deal types, including new school development, conversions, and lease or purchase structures. Your work will support how franchisees evaluate opportunities, prioritize investment decisions, and plan for growth, and will be shared with both internal stakeholders and franchise partners.
Financial Modeling & Analysis
Build, update, and run proformas for new school development, including both lease and fee-simple structures, modeling development costs, unit economics, return on investment, and payback period
Support conversion and acquisition analysis by developing proformas that incorporate cost-to-convert assumptions, ramp scenarios, and deal structure comparisons
Partner with internal stakeholders to evaluate deal structures and assess site viability through financial modeling and scenario analysis
Develop sensitivity analyses to test key assumptions across cost structures, enrollment ramp, and deal terms
Market Intelligence & GIS Mapping
Leverage GIS and market intelligence platforms to conduct whitespace analysis and identify underserved markets and priority growth areas
Analyze demographic and psychographic data, including population trends, household income, child density, and competitive supply, to inform site selection
Create and maintain site territory and designated area maps, ensuring alignment with franchise agreements and approved changes
Monitor emerging market indicators (e.g., housing growth, population shifts) to surface new opportunities
Site Evaluation & Cross-Functional Support
Prepare site approval packages and supporting analysis for internal review and decision-making
Partner with Real Estate, Franchise Sales, and Finance to support site evaluation, underwriting, and approval processes
Maintain accurate project and pipeline data within systems such as FranConnect to support visibility and tracking
Provide data insights, reporting, and ad hoc analysis to internal stakeholders and franchise partners
Data Integrity & Systems
Maintain accuracy and integrity of site and market data across platforms, including SiteIntel and internal data templates
Support ongoing refinement of forecasting and pipeline models to reflect updated contracts and growth goals
Troubleshoot data or system issues and support users in accessing and interpreting data
WHO WE ARE LOOKING FOR
Bachelor’s degree in Real Estate, Finance, Economics, Urban Planning, or related field
2–4 years of experience in real estate analytics, financial modeling, market research, or a related role
Strong financial modeling skills, including experience building and interpreting proformas across multiple deal types
Experience working with demographic and market data; exposure to GIS or trade area analytics platforms (e.g., Kalibrate, Buxton, Tango) preferred
Proficiency in Microsoft Office Suite; advanced Excel skills a plus
Ability to synthesize complex data into clear, actionable insights for a range of stakeholders
Strong attention to detail and commitment to data accuracy
Effective communication skills and ability to work cross-functionally in a fast-paced environment
Proficiency in Adobe Creative Suite a plus
