Job Summary Cornerstone Residential’s Compliance Specialists are detail‑oriented, with a strong work ethic. They are knowledgeable about appropriate compliance policies and ensure the timely completion of tax‑credit certifications.
Classification Full‑Time, Hourly/Non‑Exempt
Shift Monday – Friday 8 am‑5 pm
Compensation $26–$28 per hour (Position eligible for Exempt Employee Housing‑Fully Compensated)
Essential Duties
Processing affordable housing rental applications for initial move‑ins and preparing move‑in documents.
Maintaining and setting up resident files with proper paperwork and supporting documentation.
Processing and submitting all tax‑credit annual income re‑certifications (A/Rs) and all new move‑in files on time.
Ensuring accurate and timely completion of tax‑credit annual recertifications and move‑ins.
Verifying income, rental history, and assets for all applicants and residents.
Scheduling move‑in and recertification appointments daily.
Processing and posting annual recertification notices in a timely manner.
Organizing, establishing priorities for work, and coordinating multiple deadlines.
Maintaining neat, organized files, storage, and workspace.
Ensuring regular and predictable attendance.
Performing other duties and assignments as assigned.
Experience
COS or TCS preferred
High school diploma or GED
Compliance experience processing LIHTC paperwork
HUD and tax‑credit Section 42 experience required
Experience with other affordable housing programs such as HUD, Section 8
Excellent attention to detail and accuracy
Ability to communicate effectively with others – employees, properties, supervisors, etc.
Reliable transportation, maintained auto insurance, and a valid driver’s license
Strong communication and customer service skills
Self‑motivated with the ability to work independently
Must be able to pass background and drug screen
