
Director Asset Management

MHW Search has exclusively partnered with a Real Estate Private Equity firm with over $4 billion in AUM. We are currently in search of a Director of Asset Management.
Responsibilities
Develop and execute asset-level business plans designed to maximize value and investment returns Monitor financial performance across the portfolio including NOI growth, leasing performance, operating expenses, and capital expenditures Identify opportunities to enhance value through repositioning, leasing strategies, redevelopment, or capital improvements Evaluate hold/sell strategies and provide recommendations for recapitalization or disposition Oversee asset-level financial reporting including budgets, reforecasts, and variance analyses Analyze property-level operating performance and key investment metrics such as IRR, equity multiples, and cash flow Prepare quarterly and annual asset management reports for senior leadership and investment partners Support refinancing, recapitalization, and disposition processes including financial analysis and investor presentations Work closely with leasing teams to develop strategies for tenant retention, lease renewals, and new leasing activity Coordinate with property management teams to optimize operational efficiency and expense management Oversee implementation of capital improvement programs and track project budgets and timelines Serve as a key point of contact for investors, lenders, and internal leadership regarding asset performance Prepare and present investment updates to internal investment committees and external partners Support capital partner relationships through ongoing reporting and portfolio updates Partner with acquisitions teams to support underwriting assumptions and integration of newly acquired assets Collaborate with development teams on repositioning or redevelopment initiatives Provide strategic input on portfolio growth and capital allocation decisions Qualifications
Bachelor’s degree in Finance, Real Estate, Business, Economics, or related field 7–12+ years of experience in commercial real estate asset management, acquisitions, or investment management Experience overseeing commercial real estate portfolios (industrial, office, retail, or multifamily) Strong financial modeling and analytical skills with advanced Excel proficiency Experience working with investment metrics including IRR, NPV, and cash flow modeling Strong understanding of leasing, property operations, and real estate capital markets Excellent communication and presentation skills.
