Job Overview At Ingerman, the Porter is responsible for the general upkeep and cleaning of property grounds, common areas, interior spaces, and offices. This includes maintaining property cleanliness and curb appeal, restoring vacated apartments to move-in condition, and preserving office, bathroom, and kitchen hygiene.
Key Job Responsibilities
Patrol property daily to identify areas in need of cleaning and complete required work—remove trash and debris from property grounds and common areas, keep the dumpster area clean, and vacuum, sweep, and mop common areas.
Restore vacated apartments to move-in condition for new residents—clean appliances, kitchen cabinets, sink and floors, bathroom (toilet, tub, sink, floor), windows, front door, and perform touch-up painting as necessary.
Complete janitorial requirements in accordance with the janitorial schedule.
Perform grounds maintenance, including weed removal, grass cutting, and planting.
Clean property office as necessary—empty trash, vacuum carpets, clean bathroom and kitchen.
Coordinate snow and leaf removal from property—sidewalks, walkways, steps, and driveways/parking spaces.
Assist maintenance technicians in performing preventive maintenance, capital improvements, or satisfying work orders as needed.
Requirements Knowledge, Skills, and Abilities
High school diploma or GED preferred.
One year of general maintenance experience preferred.
Knowledge of OSHA rules and regulations is preferred.
Must be able to work a flexible schedule and be on‑call for emergencies on weekends, evenings, and holidays.
Requires ability to read, speak, and comprehend the English language.
Ability to follow direction and work independently.
Troubleshooting and problem‑solving skills.
Ability to work in a fast‑paced, action‑oriented environment.
Additional Requirements
ANSI approved steel‑toe/composite shoes.
Valid driver’s license and reliable transportation.
Willingness to assist with other properties within the portfolio and surrounding portfolios as needed.
Willingness to travel up to 10% of the time.
