General Overview

The Porter will work under the direction of the Director of Property Management, Property Manager, Super, or their designee. Job responsibilities include, but are not limited to, the following: The entire building—including interior, exterior, roofs, parking lots, hallways, basements, compactor and utility rooms, and apartment repairs as directed—is the primary responsibility of the Porter. Any incidents involving repairs or security must be reported immediately to the Property Manager to develop an appropriate response plan. The Porter is responsible for maintaining the building’s excellent and clean appearance at all times. Any condition that compromises the appearance or security of the building or its residents must be reported immediately, and a plan of action must be developed in collaboration with the Property Manager and/or Director of Property Management. Failure to report regularly and timely on building conditions may indicate that job responsibilities are not being fulfilled. Primary Responsibilities

The Porter will work under the direction of the Property Manager and may also be directed by the Resident Superintendent and/or Handyman. Responsibilities include: Maintain all public, nonresidential spaces and grounds in a clean and presentable condition. Keep public hallways, stairwells, vestibules, entrance lobbies, and yards free of garbage and debris. Notify the Property Manager or designated staff of any violations issued by government agencies or insurance carriers. Maintain records on service requests, purchases, inspections, warranties, and equipment. Sweep and mop interior public areas at least three times a week. Place garbage at the curb on designated days and manage trash and recycling removal. Seasonal Task as required Work Orders as assigned Report any suspicious or illegal activity to the ELH Maintenance LLC office immediately. Maintain professional boundaries with residents, especially during work hours. Physical Requirements

Ability to stand for extended periods of time. Frequent movements include sitting, stoop, kneel, crouch, bend at the waist, talk and hear, walking, bending, use hands to handle or feel parts/equipment, and reaching. Must be able to move up and down (e.g., stairs, ladders, or varying floor levels) as required by the role. Must be able to lift and carry items weighing up to 25 pounds or lift in excess of 25 pounds with a lift assist. You may also be required to use close vision, distance vision, color vision, depth perception, and peripheral vision. Safety Responsibilities

General Safety: Follow all safety procedures, use PPE, and report hazards promptly. Emergency Preparedness: Know emergency equipment locations, participate in drills, and report incidents immediately. Chemical & Equipment Safety: Use and store chemicals safely and operate equipment only if trained. Hazard Identification: Conduct regular inspections and report safety issues like leaks or structural damage. Workplace Conduct: Keep work areas clean, avoid unsafe behavior, and limit distractions during tasks. Compliance: Adhere to OSHA regulations and cooperate with safety inspections
