Job Description Reporting to the Managing Director, P&C, the Senior Director, People & Culture Business Partner will serve as a trusted advisor and strategic partner to business leaders within Greystar’s Property Management division.

This role blends strategic leadership with hands‑on execution. The Senior Director is expected to operate as both a thought partner and an active contributor—rolling up their sleeves to solve problems, support the business, and drive initiatives forward. Success in this role requires the ability to translate strategy into action, while remaining closely connected to day‑to‑day operations and team needs.

The Senior Director will drive and implement people strategies that align with business objectives, enhance organizational culture, and support growth within the territory. The role will focus on the full team‑member lifecycle with an intentional emphasis on team‑member experience.

Strategic Business Partnership

Act as a key advisor to regional leadership, (including CM’s, RPM’s, Directors and MD’s) providing guidance on workforce strategy, employee relations, organizational design and overall culture.

Partner closely with operations leadership to develop and implement people strategies that support business goals and drive operational excellence.

Utilize data‑driven insights to provide strategic recommendations that improve engagement, retention and performance.

Foster a culture of collaboration, innovation and inclusivity with P&C COE’s, across teams and properties.

Talent Development & Workforce Planning

Lead workforce planning efforts to ensure talent pipelines align with future business needs.

Support succession planning, leadership development and career‑growth initiatives for property management teams.

Identify skill gaps and collaborate with Learning & Development teams to deliver impactful training programs.

Develop and execute talent strategies to attract, develop and retain top talent in the market.

Lead the Territory Talent Acquisition team to attract the best talent, ensure an efficient and compliant interview process, and best‑in‑class onboarding experience.

Culture & Team Member Experience

Drive initiatives that reinforce Greystar’s values and enhance the team member experience at all levels.

Develop engagement strategies and action plans based on team‑member feedback and engagement surveys.

Utilize data to discover leading indicators driving proactive strategies.

Partner with leadership to promote a positive, high‑performance work environment that aligns with Greystar’s mission.

Performance & Change Management

Guide business leaders through organizational change, ensuring effective communication and adoption of new initiatives.

Provide coaching and counsel to leaders on performance management, team dynamics and leadership effectiveness.

Partner with P&C Centers of Excellence (COEs) on total‑rewards and P&C Operations strategies that support retention and performance.

Ensure best‑in‑class performance‑management practices that drive accountability and results.

Employee Relations & Compliance

Partner with Employee Relations (ER) to manage complex employee‑relations matters and mitigate risks.

Ensure compliance with federal, state and local labor laws, as well as company policies and procedures.

Collaborate with legal and P&C teams to address workforce challenges and ensure adherence to employment regulations.

Serve as a resource for P&C policy interpretation and ensure consistent application across properties.

Qualifications & Experience

Bachelor’s degree in Human Resources, Business Administration or related field.

10+ years of progressive HR leadership experience, preferably within property management, real estate, hospitality or multi‑site organizations.

Strong business acumen with a deep understanding of the property‑management industry and workforce dynamics.

Proven track record in leading large‑scale people strategies, organizational change and business transformation.

Experience in talent development, succession planning and workforce optimization in a multi‑location environment.

Expertise in employee relations, culture development and performance management at a senior level.

Strong analytical skills with the ability to interpret HR data and drive insights for decision‑making.

Excellent interpersonal, communication and influencing skills with the ability to partner effectively with senior leadership.

Demonstrated ability to lead projects collaboratively.

Knowledge of HR best practices, labor laws, compliance requirements and employment regulations across multiple states.

PHR, SPHR or SHRM‑SCP certification is a plus.

Travel & Work Environment

This role will require regular travel within the designated territory to support property teams and leadership.

Hybrid work environment, with a mix of on‑site and remote work, depending on business needs.

The salary range for this position is between $150,000‑$200,000.

Additional Compensation

Corporate Positions: In addition to the base salary, this role may be eligible to participate in a quarterly or annual bonus program based on individual and company performance.

Onsite Property Positions: In addition to the base salary, this role may be eligible to participate in weekly, monthly and/or quarterly bonus programs.
