Senior Property Manager (Office & Industrial Portfolio) Position Summary Emerald Real Estate Partners is looking for a Senior Property Manager. The Senior Property Manager is responsible for the strategic oversight and day-to-day management of a portfolio of office and industrial assets. This role drives operational performance, financial results, and tenant satisfaction while partnering closely with ownership to enhance asset value. The ideal candidate brings a hands‑on approach, strong financial acumen, and the ability to manage multiple priorities across a diverse portfolio.

Key Responsibilities Property Operations & Management

Oversee daily operations across a portfolio of office and industrial properties

Maintain high standards for property condition, safety, and curb appeal

Manage vendor contracts, service providers, and building operations teams

Conduct regular site inspections and proactively address maintenance needs

Prepare and manage annual operating budgets and capital plans

Monitor performance, track variances, and provide monthly reporting and quarterly reforecasts

Oversee CAM reconciliations and ensure accurate tenant billings

Utilize advanced Excel skills for financial analysis, reporting, and forecasting

Identify opportunities to reduce expenses and improve operational efficiency

Serve as the primary point of contact for tenants, fostering strong relationships

Oversee tenant improvements, move‑ins/move‑outs, and ongoing service needs

Respond to tenant requests in a timely, professional manner

Lease Administration

Interpret and enforce lease terms, including escalations, recoveries, and compliance

Partner with leasing teams on renewals, expansions, and new deals

Ensure accurate rent collection and lease administration within MRI

Capital Projects & Asset Management Support

Manage capital improvement projects from planning through execution

Provide ownership with strategic insights and recommendations to enhance value

Support acquisitions, dispositions, and due diligence efforts as needed

Leadership & Team Oversight

Supervise and mentor property management staff, building engineers, security, janitorial and valet staff

Promote accountability, collaboration, and a high level of performance

Assist in training and development of team members

Compliance & Risk Management

Ensure compliance with all applicable regulations and company policies

Oversee risk management practices, including insurance and safety programs

Coordinate emergency response procedures as needed

Qualifications

Bachelor’s degree in Business, Real Estate, Finance, or related field preferred

7–10+ years of experience managing office and/or industrial properties

Experience working with institutional ownership preferred

Strong financial acumen with advanced proficiency in Microsoft Excel

Experience with MRI property management software preferred

Proven ability to manage multiple assets and priorities simultaneously

Excellent communication, leadership, and organizational skills

Preferred Certifications

Active Real Estate License (current or in process)

Financial analysis and reporting

Strategic thinking and problem‑solving

Tenant and client relationship management

Leadership and team development

Detail‑oriented with strong organizational skills

Work Environment & Schedule (Main office located in Downtown San Diego)

Hybrid schedule: 4 days in‑office / 1 day remote (Fridays work from home)

Combination of office work and on‑site property visits

Occasional after‑hours availability for urgent property needs
