is seeking an experienced and highly motivated Commercial Real Estate Property Manager to oversee day‑to‑day operations, leasing, and tenant relations for our portfolio of commercial properties in the North Nashville area. The ideal candidate will possess exceptional organizational and communication skills, a deep understanding of property management best practices, and a passion for delivering outstanding tenant service. The firm maintains multiple residential communities and commercial developments in its private portfolio. Our local team of seasoned professionals excel in deriving additional value from experienced planning and execution of acquisitions as well as new projects that are organically designed, programmed, and executed. We believe that contributing, well thought out developments and reinventing existing projects create long‑term value for the community as well as the firm. Key Responsibilities:

Manage all aspects of assigned commercial properties, including office, retail, and mixed‑use developments Serve as the main point of contact for tenants, vendors, and contractors Coordinate leasing activities, renewals, and tenant build‑outs in collaboration with leasing agents Oversee property maintenance, repairs, and improvements to ensure safety and compliance Prepare annual operating and CAM budgets for all properties Review, approve, and code all property‑level expenses; distinguish between CAM and non‑CAM expenses Monitor the billing and collection of monthly invoicing to tenants, including CAM billings, taxes, insurance, and percentage rent Prepare and manage annual operating budgets, track expenses, and generate financial reports Bid, negotiate, and implement service contracts with all third‑party vendors, including landscaping, security, janitorial, etc. Assist the Leasing Department throughout the renting process, including space showings as needed Address tenant repair and maintenance requests in a timely manner: assess issues (tenant vs. landlord responsibility), engage internal or third‑party vendors, follow up to ensure completion, and sign off on related vendor invoices Conduct regular property inspections to ensure quality standards are met Enforce lease terms and address tenant issues or concerns promptly and professionally Negotiate contracts with vendors and supervise contract performance Ensure compliance with local, state, and federal regulations Manage maintenance and support staff of 2‑3 subordinates Qualifications:

Bachelor’s degree in business, real estate, or a related field preferred, industry experience acceptable alternative. 3+ years of commercial property management experience required Strong knowledge of property management softwares (e.g., Excel, AppFolio) Excellent communication, problem‑solving, and customer service skills Ability to manage multiple properties and priorities in a fast‑paced environment Residential Property Management a plus but not required Tennessee Real Estate license preferred or willingness to obtain Compensation:
