Senior Mechanical Systems Supervisor
We are seeking a senior level leadership for the operation, maintenance, and optimization of complex mechanical and HVAC systems across the Homewood Campus. This role has enterprise responsibility for modern HVAC systems, building automation systems, controls, steam, chilled water, plumbing, and associated infrastructure serving approximately 50 buildings totaling nearly 4 million gross square feet.
Specific Duties & Responsibilities
Mechanical Systems and HVAC Leadership: Provides technical leadership for the operation, maintenance, and lifecycle management of complex HVAC systems, including digitally controlled air handling units, VAV systems, hydronic heating and cooling, steam distribution, chilled water systems, laboratory exhaust, and mission critical environments.
Oversees and optimizes Building Automation Systems (BAS), including system performance monitoring, alarm management, trend analysis, coordination of programming changes, and system diagnostics.
Leads troubleshooting and root cause analysis of complex mechanical and controls issues that impact research continuity, building operations, or occupant safety.
Multi-Shop Supervisory Oversight
Supervises and coordinates work across multiple mechanical shops, including HVAC, plumbing, and associated systems, through direct supervision of assistant supervisors and lead personnel.
Ensures cross-trade coordination and integration of work activities, distinguishing this role from single-shop supervisory positions.
Responsible for hiring, training, evaluating, promoting, and disciplining staff in accordance with University policies and bargaining unit agreements.
Preventive Maintenance, Planning, and Optimization
Develops, manages, and continuously improves preventive maintenance programs using CMMS data and performance metrics.
Uses data-driven analysis to improve system reliability, reduce downtime, optimize response times, and enhance customer service.
Coordinates planned HVAC outages and emergency response activities as required.
Capital Planning and Project Support
Provides technical input and operational review for capital projects, renovations, and new construction to ensure compatibility with existing systems and long-term maintainability.
Assists in forecasting long-term mechanical system upgrades and replacements.
Manages and oversees moderately complex HVAC and plumbing installations and repairs performed by outside contractors.
Administrative and Fiscal Responsibilities
Assists in preparation and management of operational and capital budgets.
Prepares labor and material estimates.
Maintains employee time and attendance records and ensures accurate reporting.
Ensures compliance with safety regulations, codes, standards, and University policies.
Additional Responsibilities
Maintains campus steam and chilled water metering systems.
Ensures a safe work environment for staff.
Responds to emergencies and participates in on-call rotation as required.
Performs other duties as assigned.
Minimum Qualifications
High School Diploma or general education equivalent.
Ten years’ experience in HVAC engineering, plumbing maintenance and repair, including 5 years of supervisory experience.
Master level HVAC, Journeyman Plumbing, or Steamfitter license.
Universal CFC certification.
Demonstrated experience operating and maintaining complex, digitally controlled HVAC and BAS systems in a large campus, healthcare, industrial, or research environment.
Experience with Building Automation and/or Energy Management systems, including pneumatic and direct digital control systems.
Prior knowledge and usage of CMMS systems.
Valid driver’s license.
Additional education may substitute for required experience, and additional related experience may substitute for required education beyond a high school diploma/graduation equivalent, to the extent permitted by the JHU equivalency formula.
Preferred Qualifications
Formal training and/or education above the high school level in HVAC or plumbing field is highly desirable and preferred.
Experience supervising in a union environment is preferred.
