Role Description This is a full-time Director of Construction role based on-site in Miami, FL. The Director of Construction will oversee all aspects of construction projects, including planning, budgeting, and execution. This position involves managing project timelines, ensuring cost efficiency, and coordinating procurement and on-site activities. The Director will collaborate with internal teams, external contractors, and vendors to ensure projects are completed on time, within budget, and in compliance with quality and safety standards.

Coordinate with ED & DD to develop annual and multi-year plans to achieve development goals and objectives.

Coordinate with ED & DD to develop annual expense budgets with finance, reviewing financial results and projections on a regular basis to mitigate challenges, optimize opportunities and manage project expenses.

Collaborate with senior executive management on all development opportunities. Assist in project development due-diligence and project feasibility studies.

Lead all Pre Construction activities and coordinate Design BD & ED.

Collaborate with senior executive management to evaluate design for layout, constructability, design criteria benchmarks, and value engineering opportunities.

Prepare, maintain, and communicate construction activities within the Master Development Schedule for all development projects.

Coordinate with ED & DD for the execution of pre-construction activities related to design coordination, contractor RFI coordination, bidding, permitting, cash flow budgeting, scheduling, insurance, risk analysis and quality assurance.

Analyze design specifications and shop drawings and identify process improvement opportunities to accelerate delivery timelines.

Collaborate with senior executive management to ensure compliance with plans, specifications, and relevant building codes.

Collaborate with senior executive management to ensure all plans and required submittals are processed with relevant governing bodies and track progress of submittals to obtain approvals as required.

Oversee all aspects of construction management for all company projects.

Conduct safety inspections and process improvement audits to maintain compliance with OSHA.

Lead the general contractor/ subcontractor selection process, along with the preparation, negotiations and issuance of contracts and purchase orders.

Lead the construction management and schedule process, along with monthly reporting their progress, look ahead projections, budgeting, and risk assessment.

Prepare and issue progress applications to owner in a timely manner, expediting payments from the Owner within the contract terms, reviewing and approving contractor and 3 rd party service applications for payment.

Review, analyze and manage the information flow (contract changes, drawings and specifications) between project team, contractors and 3 rd party consultants.

Oversee capital improvements / asset preservation programs and processes at multiple sites as may be required.

Maintain client relationships and manage conflict resolutions.

Develop positive relationships with consultants/ contractors and vendors to ensure their scope of work conforms with the developmental guidelines and evaluate their performance to ensure effective partnering relationships.

Identify and address areas of concern regarding potential liabilities and risk (budget, errors and omissions, schedule, etc.)

Build rapport with client representatives to ensure scope of project and outside business forces affecting the project is fully understood and that specific deliverables are fully understood with performance standards and other relevant criteria.

Act as primary contact for all project construction related activities.

Recruit, retain and develop staff for succession planning and manage the construction teams.

Provide leadership, guidance and direction to all design and construction related staff and/or consultants.

Coordinate with asset management staff and/or consultants related to construction budget and schedule initiatives.

Approve, recommend and / or take-action regarding construction team talent, promotions and disciplinary actions.

Manage, oversee and assign work to project construction staff including and not limited to external construction related Owner Representation companies.

Prepare and communicate monthly/quarterly project status reports, budget updates, and schedule updates to company stakeholders and municipalities.

Qualifications

Strong expertise in Budgeting and Cost Management

Experience with Procurement processes and vendor management

Knowledge in Construction and project coordination

Background in Civil Engineering or related fields

Proven leadership skills with the ability to manage teams and contractors effectively

Exceptional problem-solving, organizational, and communication abilities

Bachelor’s degree in Construction Management, Civil Engineering, or a related field

Familiarity with local, state, and federal construction regulations
