Position Summary
The Senior Associate, Asset Management will oversee a Connecticut-based multifamily portfolio with primary responsibility for third-party property management supervision and lease-up execution. This role is accountable for driving asset-level performance, maximizing Net Operating Income, protecting asset value, hitting lease-up targets, and ensuring operational discipline across stabilized and lease-up properties. The position serves as the Owner’s on-the-ground representative in Connecticut and operates as the primary liaison between ownership and third-party property management. The Senior Associate reports to the Director of Asset Management and works closely with finance, development, and capital partners. This is a hands-on role in a fast-moving, entrepreneurial environment, requiring strong financial acumen, operational rigor, and demonstrated lease-up experience in multifamily assets. There is substantial opportunity to grow in this role; you will initially focus on lease-up and stabilization of a small number of assets in Connecticut and then scale to oversee a larger portfolio in Connecticut with potential expansion across the Northeast. Core Responsibilities
Third-Party Property Management Oversight Act as primary owner representative for all Connecticut assets Oversee third-party property management (3PPM) performance and enforce contractual obligations Conduct regular site visits and operational reviews Review and approve annual operating budgets and reforecasts Monitor monthly financial statements, identify variances, and implement corrective action plans Oversee capital expenditure execution and ensure budget adherence Enforce reporting cadence and operational KPIs Lease-Up Strategy & Execution Lead lease-up strategy for new and repositioned multifamily assets, both directly and overseeing 3PPM led lease-ups Develop and adapt pricing strategy, concessions framework, and absorption targets Monitor leasing velocity, conversion rates, and traffic metrics Coordinate with marketing to optimize cost per lead and cost per lease Evaluate and adjust leasing incentives to achieve occupancy targets Drive stabilization milestones in accordance with underwriting Jump in as needed on the ground to ensure lease up success Financial & Performance Management Analyze asset-level performance including NOI, margin trends, and expense ratios Evaluate rent roll trends, market comparables, and pricing strategy Model lease-up scenarios and sensitivity analyses Support refinancing, lender reporting, and valuation processes Identify and execute revenue optimization and cost containment initiatives Capital Projects & Value Creation Oversee execution of value-add initiatives Partner with construction and development teams on capex planning Track ROI on capital improvements Ensure timely completion of unit renovations tied to leasing strategy Compliance & Risk Management Ensure compliance with local and state multifamily regulations Monitor fair housing adherence and operational compliance Review insurance coverage and risk mitigation protocols Identify operational risks and elevate material issues to leadership Qualifications
4-6 years of experience in multifamily asset management Demonstrated lease-up experience and success in multifamily residential Direct experience overseeing third-party property management Strong financial modeling and analytical capabilities Deep understanding of multifamily operating metrics including occupancy, NOI, leasing velocity, concessions, and capex ROI Experience with lender reporting and refinancing processes Strong negotiation and stakeholder management skills Willingness to travel within Connecticut for frequent site visits Preferred: Experience with value-add or adaptive reuse projects Exposure to institutional ownership structures Proficiency in Yardi or similar property management systems
