Warby Parker is seeking a Real Estate Manager to help shape and advance our North American retail real estate strategy. In this role, you’ll lead site research, sales forecasting and cannibalization analyses, financial modeling, and the development of Real Estate Committee materials that support both new store growth and existing fleet optimization. As a key member of the Real Estate and Development team, you’ll partner closely with Store Design, Construction, Finance, Retail Operations, and our national brokerage network.

What You’ll Do
Oversee the end-to-end deal flow process, including site identification, feasibility analysis with Store Design and Construction, and all LOI and lease negotiations
Collaborate with the VP of Real Estate and Development and the Store Design and Construction teams to prepare site approval presentation materials
Lead the creation of extensive committee packages, including pro formas with projected financial results
Develop, refine, and deploy sales forecasting and cannibalization models to inform strategic decision‑making
Provide analytical insights and recommendations for existing store strategies, including renewals, remodels, relocations, and expansions
Assist with the negotiation of real estate transactions by coordinating the efforts of strategic partners—brokers, developers, landlords—and internal teams including Legal, Construction, and Retail Operations
Build and/or maintain strong relationships with landlords, developers, and commercial retail brokers across North America
Who You Are
Equipped with 5+ years of relevant retail real estate leasing experience, backed by a bachelor's degree or equivalent work background
Deeply knowledgeable in retail real estate lease language and related legal documentation
An excellent negotiator and an exceptional communicator—both verbally and in writing
A highly analytical thinker who can dive into details without losing sight of broader strategic goals
Driven and motivated to learn quickly and produce best‑in‑class output
Articulate as a presenter and energized by sharing insights, telling the story behind the numbers, and influencing decisions
An Excel expert and G‑Suite genius who crunches numbers and preps presentations with ease
Passionate about retail and our brand, product, and customers

We offer a comprehensive compensation package that includes not only a competitive base salary/hourly rate but also variable compensation for eligible employees. For applicable postings, the range listed is a good faith estimate of the compensation for this position at the time of posting. Final compensation is thoughtfully determined by a variety of factors, including the candidate's qualifications, experience, internal equity, and relevant market data. For applicable postings, non‑exempt employees are eligible for overtime pay if you are required to work more than 40 hours in a workweek.
