Position Overview We are actively seeking a seasoned Independent Contractor (1099) Superintendent, with proven retail tenant improvement experience, who thrives in fast-paced, high expectations settings. This role requires the ability to drive schedules, coordinate trades, and deliver high-quality projects on time, every time. Key Responsibilities Lead all on-site construction activities for retail tenant finish and small ground up projects Read and execute plans to owner specifications Develop and manage schedules, including three-week lookaheads Coordinate subcontractors, inspections, and landlord requirements Communicate daily with the Project Manager on progress and challenges Proactively solve issues to maintain schedule and quality Maintain accurate documentation in Procore (daily logs, photos, schedules, RFIs, etc.) Enforce jobsite safety and lead weekly safety meetings Participate in client/owner and contractor weekly meetings Assist Project Manager with change orders and close out documentation Position Requirements 5+ years of experience in retail and/or restaurant tenant improvement projects Strong understanding of retail finishes, sequencing, and turnover requirements Ability to manage multiple trades in active, deadline-driven environments Strong communication, leadership, and problem-solving skills OSHA certification required Microsoft Office required Procore Construction Software is a plus Work Requirements Travel throughout state of Texas may be required (projects typically 10–16 weeks) On-site daily (Monday–Friday), weekends as needed.
