
Senior Manager, Real Estate - Transactional Compliance

Position Summary
The Senior Manager, Real Estate - Transactional Compliance is responsible for auditing all domestic land purchase and lease closings for the New Store Development teams, as well as post-closing file completion and system uploads. This role also audits expansions of existing facilities, landbank, building disposition, distribution center, fulfillment center land purchases and leases, and conversion of use projects. The ideal candidate will ensure that all real estate transactions align with approved strategies and governance, manage transactional risk, and maintain the integrity of critical documentation.
What You'll Do
Responsible for auditing all domestic land purchase and lease closings for the new store development teams, completing post-closing files, and uploading them into systems of record. This includes auditing all expansions of existing facilities, landbank transactions, building dispositions, distribution center and fulfillment center land purchases and leases, as well as conversion of use projects.
Perform an integrity check on approved actions to ensure that, at closing, the deal approved by the Governing Committee is substantially the same as the deal at closing.
Oversee real estate transactional risk management for all acquisition deals for Walmart Realty.
Audit and advise on the resolution of complex legal, design, and business issues related to pending real estate actions. This audit includes reviewing the economic, legal, design, and environmental aspects of each action to ensure the deal conforms to what was approved by the Real Estate Executive Committee and/or approved strategies, including expansions of existing facilities.
Review all pertinent closing documentation to ensure the terms are in accordance with the approved agenda and governance, and that they are being executed accurately by the applicable business teams and within company guidelines.
Review relevant legal, approval, and budget documents at each step of the internal audit and closing process to ensure compliance with approved terms. This includes, but is not limited to, project reconciliations, agendas, purchase and sale agreements, leases, title commitments, surveys, site plans, settlement statements, deeds, development agreements, easements, covenants, restrictions, permits, environmental site assessments, geotechnical studies, and various legal memoranda.
Facilitate internal closing meetings and advise company leadership on transactional risks prior to closing.
Alert teams to and help resolve discrepancies between the deal agenda and the deal at closing. If unable to align the deal with the approved agenda, require the team to seek executive leadership approvals as mandated by governance before proceeding.
Maintain the integrity of the file for each new store project and building expansion post-closing, and ensure the availability of critical information from such files to other departments via upload to REL.
What You’ll Bring
Experience in real estate transactions, auditing, or legal review, preferably in a corporate or large-scale retail environment.
Strong understanding of real estate law, contracts, and compliance requirements.
Excellent analytical, organizational, and problem‑solving skills.
Ability to interpret and audit complex legal, financial, and design documents.
Strong communication skills with the ability to advise and influence cross‑functional teams and leadership.
High attention to detail and commitment to maintaining data integrity.
Juris Doctor (JD) or law degree highly desirable but not required.
The annual salary range for this position is $80,000.00 - $155,000.00. Additional compensation includes annual or quarterly performance bonuses. Additional compensation for certain positions may also include stock.
Minimum Qualifications
Bachelor’s degree in Architecture, Construction Management, Information Technology, Engineering, or a related field AND 3 years of experience OR 5 years of experience.
