Responsibilities

Manage Class A office and industrial property teams in accordance with industry best practices, ownership goals, and management agreements.

Collaborate and lead direct reports (Property Manager, Assistant Property Manager, Building Engineers) and the property accounting department.

Onboard new properties during staff recruiting and selection, staffing transitions, and interim property management as needed.

Conduct property tours weekly or monthly, perform daily inspections of common areas, and document all findings.

Coordinate maintenance and repair activities, including irrigation, landscaping, roof, and lighting systems, through vendors and maintenance technicians.

Maintain accurate building reporting requirements and manage all tenant move‑ins and move‑outs in collaboration with leasing, property management, and accounting teams.

Ensure compliance with all certificates of insurance for buildings, tenants, and vendors; monitor and drive compliance across the team.

Collaborate with the A/R department to produce monthly rent roll, reconciliations, collections, demand letters, and lock‑outs as necessary.

Collaborate with the property accountant to approve all utility invoices, communicate expected expenditures, and apply proper coding.

Represent HPI in industry organizations, engage in networking, and provide potential candidates during tenure.

Support due diligence during building acquisition and sale, including lease review, financial review, contract review, onboarding, and related processes.

Coach, mentor, and develop staff, lead employees to meet company expectations for productivity, quality, continuous improvement, and goals.

Provide input on strategy for the Management Division, including new business, staffing, portfolio planning, and process improvement.

Senior Leadership Expectations

Assist with new business development and flexibility to participate in pitches and manage new assignments as business needs dictate.

Lead employees to meet the company’s expectations for productivity, quality, continuous improvement, and goals.

Represent HPI in industry organizations through active involvement and networking to gain industry insight.

Be a part of a well‑respected Senior Leadership team, fostering teamwork and unity among team members and HPI Leadership.
