Job Overview
The Director of Real Estate Acquisitions is a strategic leader responsible for sourcing, evaluating, negotiating, and closing real estate acquisitions that support the company’s long‑term expansion strategy. This role will lead the site selection and broker management strategy and will manage a team of acquisition associates as well as manage certain broker relationships directly. This role will be responsible for managing and continuously refining our site selection analysis in partnership with Finance, managing our broker and developer strategy, interfacing directly with brokers, and managing the acquisition legal process in partnership with the Vice President of Construction and Development. This position requires a “player / coach” leader who can develop a team and assume additional responsibilities as the company grows.
What You’ll Do 1. Acquisition Strategy & Pipeline Development
Build and maintain a robust pipeline of site acquisition opportunities aligned with the company’s market densification and expansion strategy
Cultivate relationships with brokers, developers, property owners, and municipal partners to ensure early access to opportunities
Conduct desktop and on the ground market research, trade area analysis, and competitive assessments to identify high potential sites
Develop and refine acquisition criteria, underwriting standards, and investment thresholds in partnership with the Chief Strategy Officer and Finance leadership
2. Deal Evaluation and Underwriting
Lead site selection analysis, financial modeling, feasibility analysis (in partnership w/ Development team members) and ROI projections for all prospective acquisitions and leases
Assess zoning, entitlements, environmental conditions, and site constraints to determine project viability
Prepare investment decks and present recommendations to executive leadership and the Board Real Estate Committee
Partner with VP of Construction to validate site functionality, access, traffic flow, and operational suitability
3. Transaction Negotiation and Management
Lead negotiations for LOIs, PSAs, easements, leases, and related deal documents
Partner with Development on management of due diligence activities including surveys, environmental reports, title review, and third-party assessments
Manage external attorneys to ensure risk mitigation and contract compliance
Drive deals from initial contact through closing, ensuring timelines, budgets, and deliverables are met
4. Leadership & Team Management
Lead, mentor, and develop the Real Estate Acquisitions Associates, enhancing performance through training and additional responsibilities earned through performance
Be the “culture carrier” for the team and our external brokers and consultants
5. Portfolio Review
Monitor performance of acquired sites and identify opportunities for expansion or divestiture
Track competitor growth and performance across all existing markets and monitor competitive density on a quarterly basis
What We’re Looking For
Bachelor’s degree in Real Estate, Finance, Business, or related field preferred but not required
7+ years of experience in retail commercial real estate acquisitions, development, or investment
Proven track record of sourcing, underwriting, negotiating, and closing retail or commercial real estate transactions
Strong financial modeling skills and familiarity with acquisition underwriting tools
2+ years of experience managing a team
Deep understanding of zoning, entitlements, site planning, and due diligence processes
Sale Leaseback and Real Estate Financing experience a plus
