Full time, Non‑Exempt, Monday‑Friday during business hours
Compensation:
$24.50‑30.00/hour
About the role:
We’re hiring an Affordable Housing Specialist to help participants stay in their homes. You’ll work with clients directly, guiding them through housing programs, rental assistance, and landlord‑tenant issues.
What You’ll Do Operations and Resident Relations
Occupancy & Unit Management.
Maintain high occupancy rates by proactively managing waiting lists, anticipating vacancies, and following all selection and compliance policies. Partner with Housing Navigators and local stakeholders to build and maintain an inventory of available housing units.
Resident & Financial Oversight.
Conduct all resident certifications and interviews, ensuring files are accurate and current. Collect monthly rent, enforce payments as needed, and complete bi‑monthly reconciliation reports in Yardi. Promote harmonious relations among residents, staff, vendors, and the larger community promptly and professionally as needs/issues arise.
Reporting & Administration.
Review monthly rent rolls and reports to verify accuracy and maintain a 95% occupancy rate. Assist the Property Manager in meeting budget goals and keep all data updated in Yardi.
Property and Facility Standards
Maintenance Standards.
Partner with the Facilities and Property Managers to maintain the portfolio’s physical standards. This includes accompanying them on repairs and conducting regular unit, safety, and habitability inspections.
Vacant Apartment Turnovers.
Report and follow up on all vacant apartment turnovers, ensuring all are rent‑ready, safe, and habitable.
Regulatory Compliance
Compliance.
Ensure compliance with all federal, state, and local regulations, including fair housing laws, ADA, and adherence to safety and property standards (OSHA, REAC, HUD).
What You’ll Bring
2+ years of residential property management experience in affordable housing, including Tax Credit, multi‑family HUD project‑based Section 8, MOR and EIV requirements.
Working knowledge of landlord‑tenant, fair housing, Section 504, ADA, Section 8, with ability to comprehend HUD manuals, regulatory agreements, contracts and industry publications.
Strong computer proficiency, including expertise in Microsoft Word, Outlook, and Excel. Yardi experience highly desirable.
Experience working with computer‑based service documentation/data collection, HMIS preferred.
Working knowledge of building maintenance systems preferred.
Certified Occupancy Specialist (COS), Tax Credit Specialist (TCS), REAC and HQS training is a plus!
Position Requirements
Access to reliable personal transportation required.
Must successfully pass a criminal background check.
Must provide TB test clearance.
