General Manager Role

With the senior management team, develop and execute CoreSite's strategic direction for its (1) portfolio expansion, (2) inventory expansion at existing locations, (3) product expansion and refinement, and (4) operational approach within existing markets

Achieve CoreSite targets for gross revenue, NOI, EBITDA, FFO, AFFO at property level

Manage ~$800M of active capital investments across markets, achieving company yield targets across varying market conditions

Maximize in place ROIC by managing available capacity and individual deal densities to ensure oversubscription opportunities

Develop and implement ecosystem enriching GTM plan, focused on a perpetually differentiated offering

Maintain deep understanding of market supply/demand dynamics, pricing, and competitive positioning

In conjunction with Sales and Finance, develop and implement annual pricing targets for each asset in the markets

Review and approve all Sales transactions in the markets, balancing market conditions, asset differentiation and economic environment

Develop and maintain regional broker and partner relationships, leveraging them to our advantage

Maintain and strengthen working relationships with landlord(s) to ensure operational and financial integrity at the asset

Act as the senior market leader, aligning field departments (DCO, Sales, PM, Legal, SE) around market objectives and driving a service-centric culture

Serve as the executive face, to the customer in the market, making real-time decisions that balance customer support and care with asset financial goals, driving long term success

Recruit, manage, develop, and motivate market Sales Engineer(s) to deliver technical solutions that are aligned with assets and market goals

Work cross-functionally with Sales, Data Center Operations, Product, Engineering, Construction, HR, Legal and the Project Management team to maximize the returns on in place capital and drive AFFO growth

Lead, train, and support teams across all sites in cross functional behavior

Arbitrate elevated customer or interdepartmental disagreements

Promote and demonstrate the behaviors consistent with CoreSite's culture and values

Special projects as assigned

Knowledge, Skills & Abilities

Demonstrated ability to build and manage CoreSite's business from acquisition or initial development to long term profitability in multiple markets under multiple market and general economic conditions

Complete understanding of CoreSite inventory: configuration, efficiencies and economic performance under multiple market and general economic conditions

Strong with P&L, financial models, margin analyses, and analytical tools to assess profitability of customer opportunities; strong ability to communicate in data-driven format with senior leadership

Negotiation and sales skills to effectively sell to senior leaders of customer companies

Ability to represent past and future performance of CoreSite assets at portfolio and asset level in financial documents focusing on predetermined metrics

Build ad hoc teams to accomplish business tasks essential to CoreSite profitability. Tasks include underwriting, acquisitions, development, project management, marketing, sales, facility operations, raised floor operations, reporting and presentations.

Manage OpEx and CapEx

Determine the budget and schedule to create inventory that positions CoreSite to best advantage in each market

Negotiate with local regulatory agencies

Willingness and ability to travel up to 40%

Ability to thrive in a hybrid work environment (2-3 days in the office per week) and adjust schedule for the needs of a 24/7/365 organization

In leased locations, represent CoreSite interests to the Owner

Problem resolution skills and decision‑making ability to properly manage competing objectives

Manage relationships with tenant and listing brokers, sources of capital, customers, potential customers, and service or construction contractors

Excellent public‑speaking, presentation, and negotiation skills to address employees, customers, and stakeholders

Experience / Education

15+ years' experience and record of success following and leading within complex, mission‑oriented, and for‑profit organizations including 10 years in a leadership role preferred.

10+ years' experience in real estate, data center, telecommunications, or related fields

Experience in commercial real estate negotiations

Undergraduate degree in business, finance, or economics preferred or equivalent experience.
