Job Overview
The Operations Manager assists the Property Manager in the day‑to‑day operations of the Association. During the day shift, the Operations Manager oversees deliveries, construction, moves, and other issues that require constant monitoring. During the evening shift the Operations Manager ensures all contractors are off the property by 5 p.m., checks corridors for construction debris, retrieves packages, assists the Front Desk Manager as needed, helps residents with non‑managerial issues, walks the property, ensures safety, and investigates and reports incidents. The Operations Manager also notifies the Property Manager and Maintenance Supervisor whenever a mechanical malfunction or emergency occurs.
Responsibilities
Check in with the Property Manager during Tropical Storm/Hurricane Watch or Warning issuance.
Maintain full uniform and visible identification while on duty.
Show courtesy and respect to employees, residents, and guests.
Notify Management Office if late or absent.
Maintain assigned areas neat and safe, follow safety procedures, and report issues immediately.
Attend mandatory bi‑monthly staff meetings.
Supervise moves, deliveries, and unit‑owner construction, ensuring compliant operation per regulations and reporting any damage.
Assist the Receiving Department in orderly handling of deliveries, moves, and construction workers per regulations.
Assist unit owners, residents, and guests courteously; refer unresolved questions to the Management Office.
Retrieve packages for residents from the Receiving Office after hours or when the Receiving Clerk is busy, following release procedures.
Relieve the Receiving Clerk as needed.
Relieve the Front Desk Manager as needed.
Monitor Valet Personnel compliance with Association guidelines for garage traffic.
At shift start and end, check the Fire Alarm Panel and report any troubles immediately.
Assist the Property Manager and Administrative Assistant as needed.
Respond to mechanical, medical, or police emergencies and assist as necessary.
Record all irregularities on an Incident Report and report to the Property Manager promptly.
Ensure the relieving Operations Manager or roving security officer arrives on time, staying on duty if not.
Skills & Qualifications
High School diploma minimum; CPR certification desirable.
Strong managerial background, preferably with property or building operations management, staff and service contracts, resident retention and improvement experience.
Excellent customer‑service knowledge and interpersonal skills.
Proficiency with Microsoft Office applications.
Multilingual fluency preferred.
Physical Requirements
Lift up to 50 lbs; standing, sitting, walking, and occasional climbing.
Work at a personal computer for extended periods and talk on the phone for extended periods.
Detect alarm signals audibly and visually.
On‑call 24‑7; ability to work extended/flexible hours and weekends as required.
Drive when necessary.
Respond to emergencies promptly.
Supervisory Responsibilities May directly or indirectly supervise team members.
Schedule Weekdays mainly and some weekends, mostly 9 a.m.–5 p.m.
Benefits & Compensation As a full‑time exempt associate, you will be eligible for comprehensive benefits, including multiple medical plans, dental, vision, paid holidays, time‑off benefits, and a 401(k) with company match. Occasional travel may be required.
Compensation: $70,000 – $75,000 annually.
