Responsibilities

Work for a specific discipline, with minimal direction from the architect/engineer or other technical professional.

Be responsible for the discipline model and generate the BIM elements, based on the Level of Development (LOD) outlined in the Digital Delivery Plan (DDP) and project scope.

Create and maintain the discipline model, systems, content, and overall digital delivery output for that discipline.

Be skilled with the software used to produce the designs identified in the Digital Delivery requirements.

Have an advanced understanding of architectural/engineering documentation, plan presentation for the specific discipline design, and how it interacts with other discipline models.

Accurately model BIM elements in the correct special constraints of the modeling environment, using the current 3D software.

Prepare detailed drawings, layouts, & diagrams of the design within the project scope, schedule, and budget, using the current 3D software.

Maintain the discipline model including project information, coordinates, scales, orientations, scope boundaries, match‑lines, views, and sheets.

Produce discipline‑specific documentation with accurate annotations on all modeling output.

Monitor, improve, and maintain company standards and model health. Coordinate the design with other discipline models through design reviews and 3D coordination processes.

Execute all Digital Delivery requirements identified on the project.

Prepare complete computational models of mechanical and plumbing systems for facilities within the following markets: Technology, Corporate/Commercial, Education, Healthcare, Water/Wastewater, Municipal, Industrial, Power, and Federal.

Prepare drawings within a 2D and 3D model space for HVAC ductwork layout plans, HVAC piping layout plans, piping isometrics, mechanical equipment arrangements, and other detailed drawings required for fabrication and construction under the supervision of a mechanical designer or engineer.

Prepare drawings within a 2D and 3D model space for plumbing piping layout plans, piping diagrams, equipment arrangements, piping isometrics, and other detailed drawings required for fabrication and construction under the supervision of a mechanical designer or engineer.

Route ductwork and piping in 3D model space.

Conduct short‑term field assignments at client facilities to support project work as needed.

Perform routine HVAC/mechanical and plumbing design assignments requiring application of standard techniques and procedures.

Work independently on small HVAC/mechanical and plumbing design projects or assist more senior BIM designers on larger HVAC/mechanical and plumbing design projects through the schematic design development and contract document phase of a project.

Coordinate workload to complete the documents on schedule.

Complete projects with clear, specified objectives and limited variables.

Review mechanical and plumbing documents for areas of conflict with all disciplines.

Provide construction administration support as needed.

Give direction to clerical and technical personnel as needed.

Perform other duties as needed.

Preferred Qualifications

Associate degree in Building Information Modeling (BIM) preferred.

Previous experience with an architectural/engineering or engineering consulting firm.

Strong computer/software skills: Revit MEP, Microsoft Office, AutoCAD.

Database familiarity a plus.

Preference given to local candidates.

Experience in sustainable design/LEED desired, but not required.

Experience in BIM modelling of mechanical systems: HVAC, plumbing, and/or process piping.

An attitude and commitment to being an active participant of our employee‑owned culture is a must.

Required Qualifications

Technical degree or a combination of education and related industry experience.

A minimum of 5 years related industry experience.

Advanced skillset of 3D design software and document management infrastructure.

Advanced skillset of 3D coordination tool.

Competency of Microsoft Office products and communication tools.

Advanced understanding of engineering or architectural concepts.

Knowledge of industry standards and practices, along with discipline codes and specifications.

Excellent communication skills, attention to detail and organizational traits are essential.

Location Primary location: United States‑California‑Folsom. Other location: United States‑California‑Walnut Creek.

Compensation $29.50–$47.90 hourly depending on skills, experience, education, and geographical location.
