Emerald Healthcare Omaha is seeking a dedicated and experienced Maintenance Director to oversee the upkeep and functionality of our skilled nursing facility. This key role involves managing a team of maintenance professionals, ensuring compliance with safety and health regulations, and maintaining a safe and comfortable environment for our residents. This position operates in a clinical healthcare environment. Responsibilities
Leadership and Supervision: Lead, train, and manage the maintenance team, including hiring, scheduling, and performance evaluations. Facility Maintenance: Oversee and coordinate all facility maintenance activities, including preventive and corrective maintenance, repairs, and renovations. Safety and Compliance: Ensure the facility adheres to local, state, and federal regulations, including OSHA standards, building codes, and environmental regulations. Conduct regular safety inspections and maintain accurate records. Budget Management: Develop and manage the maintenance budget, including purchasing supplies and equipment. Monitor expenditures and identify cost‑saving opportunities. Emergency Response: Respond to and manage emergency maintenance issues, including plumbing, electrical, and HVAC system failures. Vendor Coordination: Coordinate with external contractors and service providers for specialized repairs and maintenance. Obtain and review bids, oversee contracts, and ensure quality of work. Documentation and Reporting: Maintain detailed records of maintenance activities, repairs, and inspections. Prepare regular reports on facility conditions, maintenance issues, and budgetary matters. Resident and Staff Support: Address maintenance‑related concerns from residents and staff promptly and professionally. Ensure minimal disruption to residents’ daily routines. Equipment Management: Oversee the maintenance and repair of facility equipment and systems. Ensure all tools and machinery are in good working order. Qualifications
Education: High school diploma or equivalent required; Associate's degree or technical certification in maintenance management or a related field preferred. Experience: Minimum of 2 years of experience in facility maintenance, with 2 years in a supervisory role preferred. Experience in a skilled nursing or healthcare facility is highly desirable. Skills: Strong leadership and organizational skills. Proficiency in building systems (plumbing, electrical, HVAC), safety regulations, and maintenance management software. Excellent problem‑solving abilities and attention to detail. Certifications: Relevant certifications (e.g., HVAC, electrical, plumbing) are a plus. Physical Requirements: Ability to perform physical tasks, including lifting, carrying, and working in various conditions. Benefits
