Summary/Objective In keeping with our organization’s goal of improving the lives of the Residents we serve, the Director of Maintenance plays a critical role in maintaining all physical plant assets on the property. The Director of Maintenance manages the day‑to‑day operations of the maintenance department.

Essential Functions

Responsible for all service and repair tasks as assigned, including hands‑on troubleshooting and repairs to mechanical, basic electrical, structural, plumbing and other standard facility related issues.

Operates the maintenance department in a safe manner by ensuring compliance with Federal, State and local regulations and following established policies and procedures.

Ensures the physical building meets all safety and building codes.

Upon approval, schedules vendors and contractors for necessary building repairs and emergencies exceeding the capabilities of the maintenance teams' ability to address.

Assists in emergency situations related to the physical plant and acts as the facility’s safety officer.

Position is an on‑call position – expectations are to respond to calls from the facility or supervisors for emergencies outside normal working hours to ensure the safety of our residents and staff and reliability of major systems.

Ensures that regular equipment and systems maintenance schedules are monitored and followed at all times.

Works with department heads to ensure routine maintenance in resident care areas does not interfere with the care or safety of residents.

Operates the Maintenance Department within budgetary guidelines and limitations.

Completes annual performance reviews of all subordinate staff, providing guidance and education regarding their performance.

Provides training and education to staff members.

Provides counseling and disciplinary action to subordinate staff members as needed.

Assures that established infection control and standard precaution practices are maintained at all times.

Reports all hazardous conditions, damaged equipment and supply issues to their supervisor.

Maintains the comfort, privacy and dignity of residents and interacts with them in a manner that displays warmth, respect and promotes a caring environment.

Answers and responds to call lights promptly and courteously when working in resident care areas.

Assists with training of new staff.

Communicates and interacts effectively and tactfully with residents, visitors, families, peers and supervisors.

Attends and participates in departmental meetings and in‑services as directed.

Utilizes a computer maintenance management system – TELS – to prioritize, organize, document and conduct inspections, work orders, preventative maintenance and other tasks related to the operation of a skilled nursing facility.

Required Education and Experience

High School diploma or equivalent

3 years’ experience working in a building maintenance capacity with hands‑on related experience in the above mentioned fields of repair.

Preferred Education and Experience

5 years’ experience in a facilities maintenance role with hands‑on related experience in the above mentioned fields of repair.

Skilled nursing maintenance experience.

Associate’s degree in construction technology or similar field.
