Sterling Search Partner is helping a Birmingham client who is looking to add a Property Manager to its staff. A Property Manager is responsible for overseeing the daily operations, maintenance, and financial performance of residential, commercial, or mixed‑use properties. This role ensures properties are well‑maintained, tenants are satisfied, and owners achieve strong returns on their investments.
Property Operations
Manage day‑to‑day operations of assigned properties
Ensure properties are clean, safe, and fully functional
Conduct regular property inspections and identify maintenance needs
Coordinate repairs and maintenance with vendors and contractors
Market and lease vacant units
Screen and approve tenants (background, credit, references)
Handle tenant inquiries, complaints, and conflict resolution
Enforce lease terms and property rules
Set and manage rental rates based on market conditions
Collect rent and manage delinquency (late payments, evictions if needed)
Prepare and manage property budgets
Track expenses and maximize profitability
Provide regular financial reports to property owners
Compliance & Legal
Ensure compliance with local, state, and federal housing laws
Maintain proper documentation (leases, notices, inspections)
Handle lease agreements and renewals
Hire and manage maintenance staff and contractors
Negotiate contracts with service providers
Oversee quality of work and control costs
Required Skills & Qualifications
Proven experience in property management, real estate, or related field
Strong communication and customer service skills
Knowledge of property management software (e.g., AppFolio Property Manager, Yardi Voyager)
Basic understanding of accounting and budgeting
