Responsibilities

Perform all sales and leasing activities to reach revenue and occupancy goals by greeting and qualifying prospects, conducting community tours, processing applications, credit screening, and background checks, preparing lease documentation, and ensuring smooth resident move‑in and lease signing.

Inspect apartments before move‑in to confirm they are move‑in ready and coordinate any needed maintenance with the maintenance team.

Stay informed on current market and competitor conditions, develop and implement short‑ and long‑term marketing plans, and follow community policies related to concessions and specials.

Design and execute marketing activities, including resident referral and employer outreach programs, online marketing tools (Craigslist, Facebook, email, and other websites), and community‑specific marketing initiatives.

Use the on‑site property management software (e.g., OneSite, Yardi) to track availability, record traffic and leasing activities, manage resident and prospect data, and capture critical demographic information.

Ensure community and show units meet company show‑quality standards by inspecting the marketing corridor and leasing tour, communicating maintenance needs, merchandising show units, and preparing the leasing office for daily activities.

Follow up with prospects and new residents to ensure satisfaction through emails, thank‑you notes, cards, or phone contact to finalize lease decisions.

Execute lease renewal program activities by preparing renewal letters and packages, meeting with residents before move‑out dates, and ensuring renewal documents are signed and implemented on time.

Respond quickly and courteously to resident and client/owner concerns, solve problems, and document requests for appropriate action.

Required Licenses and Certifications

All licenses and/or certifications required by state and local jurisdictions.

Valid driver’s license to operate a golf cart on property.

Physical Demands

Stand, walk, sit, bend, stoop, climb ladders, reach, carry objects, and crawl in confined areas for extended periods.

Work inside and outside in all weather conditions (rain, snow, heat, hail, wind, sleet).

Push, pull, lift, or maneuver weights up to twenty‑five (25) pounds independently and fifty (50) pounds with assistance.

May require occasional travel to assist other properties, attend training, or business meetings.

Work a flexible schedule, including on‑call calls during evenings, weekends, and holidays.

Compensation & Benefits Hourly range: $20.00 – $22.00.

Corporate Positions: Eligible for quarterly or annual bonus based on performance.

On‑Site Property Positions: Eligible for weekly, monthly, and/or quarterly bonus programs.
