Key Responsibilities

Perform all sales and leasing activities to achieve the property’s revenue and occupancy goals, including greeting and qualifying prospects, conducting tours, processing applications, credit screening, and criminal background checks.

Collect and record all pertinent information from prospective residents at move‑in.

Stay informed about market and competitor conditions, and collaborate with teams on short‑ and long‑term marketing plans to sustain occupancy.

Design and execute marketing activities and events, including resident referral and employer outreach programs and internet marketing initiatives.

Use the on‑site property management software to track apartment availability, manage resident and prospect data, and analyze activity reports.

Ensure show units meet company standards for quality, inspecting tour paths daily and communicating maintenance needs.

Follow up with prospects and new residents within 24 hours to ensure satisfaction, using email, thank‑you notes, or telephone calls.

Support the lease renewal program by preparing renewal letters, contacting residents in advance of move‑out dates, and ensuring documents are signed on time.

Respond quickly and courteously to resident or client/owner concerns, documenting requests and conveying them to the appropriate individual.

Provide customer‑service skills by treating residents, prospects, and guests with respect and acknowledging them by name.

Attend community and networking events, align with local associations, and participate in outreach marketing efforts to generate referral sources and new business leads.

Complete various financial, administrative, and other reports and analysis, and perform other duties as assigned.

Assist the Lifestyle Coordinator with event setup as required.

Basic Knowledge & Qualifications

High school diploma or equivalent required; associate or bachelor’s degree in business, marketing, hospitality, or related field preferred.

1–3 years of relevant experience in sales, marketing, internet, and customer service.

Strong written and verbal communication skills to read, write, and explain legal documents and apartment features.

Mathematical skills necessary to process sales conversions.

Ability to generate sales leads, conduct presentations, qualify prospects, and close deals.

Specialized Skills

Licenses and certifications required by state and local jurisdictions.

Valid driver’s license to operate a golf cart on property.

Proficiency in word processing, spreadsheets, property‑management applications, and database management programs.

Expertise in internet marketing, advertising, and sales‑related activities.

Ability to adapt the sales message to specific markets and professionals.

Travel / Physical Demands

Ability to access all exterior and interior parts of the property and amenities.

Physical ability to push, pull, lift, or carry weights of up to 25 pounds alone and 50 pounds with assistance.

Capacity to stand for extended periods and work a flexible schedule, including evenings, weekends, and holidays.

Routine local travel may be required for meetings or market research.

Additional Compensation Compensation is based on business requirements, prior experience, current skills, and geographical location.

Corporate positions: Eligible for a quarterly or annual bonus program based on individual and company performance.

On‑site property positions: May participate in weekly, monthly, and/or quarterly bonus programs.
