A Brief Overview: The Leasing Specialist has the primary responsibility of coordinating all requests from military families with the property management team. In addition, this position is responsible for assisting in the daily leasing functions of the PPV housing office including, but not limited to, leasing homes to prospective clients, qualifying applicants, executing leases, maintaining resident files, monitoring Government compliance issues, assisting in the implementation of social programs and supportive services, meeting with resident groups, and otherwise assisting the Community Director and Community Manager in ensuring compliance with all Hunt Military Communities policies and Government compliance requirements.

What You Will Do

Coordinate all requests from military families with the property management team.

Perform all leasing functions including showing of vacant units, and timely execution of leases and renewals.

Qualify applicants in accordance with Government compliance requirements.

Coordinate move-in dates and pre-move-in inspections with incoming military families.

Coordinate move-outs, pre-inspection, and final inspection for outgoing families, including calculating damage charges and delivering final utility bills where applicable.

Receive and record service requests and assign them to the appropriate maintenance staff.

Ensure resident and maintenance file jackets are properly maintained.

Perform routine market analysis reports.

Assist the Community Director and/or Community Manager in ensuring property compliance with legal documents.

Organize and schedule social events, educational classes, physical activities, and family functions for residents (flexible hours may be required).

Prepare and recommend advertising and marketing strategies to create traffic to the property.

Develop property concepts by researching and analyzing market rates, trends, and competitor properties.

Market the property by advertising vacancies, identifying and approaching prospective tenants, creating and distributing marketing materials, greeting drop-ins, and participating in community and regional activities.

Prepare properties for showing by inspecting premises.

Show properties by setting appointments, providing leasing information, and highlighting benefits such as location, transportation, neighbors, amenities, and security.

Complete leases by reviewing contract requirements, negotiating terms, obtaining signatures, deposits, and payments.

Create and place advertising in all venues, including social media.

Drive for the company using either a company vehicle or a personal/rental vehicle for more than 50% of the time.

Qualifications

High School Diploma or GED (Required) or Bachelor's Degree in Business Administration, Property Management, or related discipline (Preferred).

Previous leasing experience (Required).

Experience with computers and common office software (Email, Word, Excel, browsers) (Required).

Previous sales experience (Preferred).

Strong customer service skills.

Ability to show houses in all weather conditions.

Demonstrated good judgment and discretion with confidential information.

Strong written and verbal communication skills, professional communication at all levels.

Ability to handle multiple priorities with tight deadlines in a fast‑paced environment.

High degree of professionalism, work ethic, responsibility, and integrity.

Ability to resolve problems independently and responsibly.

Reliable, self‑motivated team player with strong communication, client‑management, and business literacy skills.

Demonstrates discretion and a professional appearance.

Effectively envisions, develops, and implements strategies to address complex business issues.

Takes initiative to anticipate client needs and make recommendations.

Valid driver’s license in the state (DL Number required).
