On‑Site General Manager

Location: West Columbia, TX 77486
Pay Range: $70,000 - $80,000 per year
Employment Status: Full‑Time

Position Overview

RISE Association Management Group seeks an experienced and highly professional On‑Site General Manager to oversee the daily operations of a large‑scale single‑family community of approximately 1,600 homes in West Columbia, TX. This high‑visibility leadership role requires a confident, organized, and solutions‑oriented manager who can operate independently while delivering exceptional service to residents and the Board of Directors.

Key Responsibilities

  • Community & Board Relations: Serve as the primary onsite point of contact for the Board of Directors, homeowners, vendors, and residents; maintain professional communication with residents and respond to concerns in a timely, solutions‑oriented manner; prepare and deliver detailed weekly management reports; attend Board meetings and provide operational updates, recommendations, and project support; build positive relationships within the community.
  • Operations & Property Oversight: Oversee maintenance, appearance, and overall operations of common areas, amenities, and community assets; conduct regular property inspections for maintenance concerns and deed restriction compliance; coordinate and manage vendor relationships, including bidding, contract oversight, scheduling, and performance management; monitor ongoing projects and ensure work meets community standards; assist with planning and execution of community initiatives, maintenance projects, and operational improvements; prepare bid comparisons, proposals, reports, and supporting documentation for Board review.
  • Maintain organized records and ensure compliance with governing documents, policies, and state regulations; support budget awareness and vendor cost management; respond to calls and emails within 24 hours of receipt; manage multiple priorities while maintaining accuracy, professionalism, and attention to detail.

Required Skills, Knowledge, and Experience

  • Minimum Qualifications:
    At least 3–5 years of property management or community management experience required; experience managing large‑scale communities, HOAs, condominium associations, or multifamily properties strongly preferred; previous experience operating independently in an onsite leadership role preferred; strong vendor management and facilities oversight experience required; general understanding of budgets, invoicing, and basic accounting principles.
  • Skills & Abilities:
    Strong leadership, decision‑making, and problem‑solving skills; exceptional organizational and time management abilities; ability to manage multiple priorities in a demanding, fast‑paced environment; excellent written and verbal communication skills; professional demeanor with strong resident and Board relation skills; ability to work independently with minimal supervision while maintaining high standards of accountability; proficiency in Microsoft Office Suite and property management software systems.

Education/Certification Requirements

Bachelor’s Degree preferred; equivalent experience considered.
High School Diploma or GED required.

Physical Requirements

Ability to lift up to 20 lbs; requires standing, walking, sitting, and routine property inspections throughout the day; specific vision abilities include close vision, distance vision, peripheral vision, depth perception, and ability to adjust focus.

Typical Working Conditions

Primarily onsite office environment with regular outdoor property inspections; may require evening or weekend availability depending on operational or community needs.

Compensation and Benefits

Pay Range: $70,000 - $80,000 per year.
