SUMMARY: We are seeking a technically sharp, results-oriented Local SEO & GEO Specialist to own search visibility strategy across a portfolio of home service contractor clients. The ideal candidate understands the full local SEO ecosystem - from Google Business Profile optimization and Local Falcon grid tracking to keyword discovery, call tracking, and lead attribution - and brings hands-on experience optimizing for AI-driven search surfaces including Google's AI Overviews, ChatGPT, and Perplexity. Experience working with trades businesses (roofing, HVAC, plumbing, landscaping, restoration, and related verticals) is strongly preferred. This is a hands-on role for someone who can move between strategy and execution, connect SEO activity to real lead outcomes, and deliver clear, data-backed reporting to clients
RESPONSIBILITIES: Local SEO strategy and execution: Develop and implement local search strategies for home service contractor clients across multiple markets, with a focus on Google Map Pack visibility, organic rankings, and lead generation
AI search visibility and Generative Engine Optimization (GEO): Audit and improve client presence across AI-driven surfaces like Google AI Overview, ChatGPT, Gemini, Claude, and Perplexity. Develop strategies to increase entity authority through structured data and citation building. Optimize content for conversational queries and track AI visibility trends to provide data-backed client reporting
Keyword discovery and research: Conduct thorough keyword research to identify high-intent local search terms, service-area modifiers, and long-tail opportunities relevant to each contractor vertical. Map keyword sets to service pages, blog content, and GBP categories. Use tools such as SEMrush, Ahrefs, and Surfer SEO to identify gaps, search volume trends, and competitive difficulty at the local level
Google Business Profile (GBP) management: Audit, optimize, and maintain GBP listings, including categories, services, attributes, photo cadence, Q&A, and post scheduling. Monitor and respond to performance signals proactively. Ensure GBP call tracking numbers are properly configured, and attribution is clean
Local Falcon grid tracking: Configure and manage Local Falcon scans, interpret ARP and SoLV data, identify ranking gaps, and translate grid results into actionable optimization priorities for each client
On-page and technical SEO: Conduct website audits covering page speed, crawlability, schema markup, title tags, meta descriptions, header structure, and internal linking. Implement or oversee fixes in coordination with web developers. Use Surfer SEO for content scoring, NLP optimization, and on-page brief creation
Content strategy: Develop location-specific service pages, blog content, and FAQs optimized against keyword research findings. Use Surfer SEO's Content Editor to ensure pages meet competitive relevance benchmarks. Understand keyword intent across homeowner decision journeys
Citation and NAP management: Audit and correct business listings across major directories. Maintain NAP consistency across the web, including ensuring call tracking number usage does not conflict with NAP signals across citations and GBP
Call tracking setup and management: Implement and manage call tracking using platforms such as CallRail or CallTrackingMetrics. Configure dynamic number insertion (DNI), keyword-level call pools, and source attribution to accurately tie inbound calls to organic search, GBP, and paid channels. Regularly audit call logs to verify lead quality and identify missed opportunity patterns
Lead tracking and attribution: Build and maintain a clear lead tracking framework connecting SEO activity to actual lead volume. Integrate CallRail with GA4 and GHL to create a unified view of how organic traffic and GBP interactions convert into calls, form fills, and booked jobs. Identify and close attribution gaps across the funnel
Competitor and brand search analysis: Conduct brand search audits and competitive gap analyses to identify ranking opportunities and threats. Monitor competitor GBP activity, review velocity, and content footprint
Performance monitoring: Proactively monitor ranking fluctuations, traffic anomalies, GBP insight changes, and algorithm updates across all client accounts. Use Google Search Console and GA4 to track organic performance, user behavior, and conversion events. Set up event tracking and goal completions in GA4 to connect SEO activity to lead outcomes
Reporting and client communication: Build and deliver clear, client-facing SEO performance reports using Oviond for automated, multi-source dashboard reporting. Integrate data from GA4, Google Search Console, Local Falcon, and GBP into unified reports that communicate ranking progress, traffic trends, and ROI in plain language. Present findings and recommendations on a consistent cadence
GoHighLevel (GHL) integration: Coordinate with GHL workflows to support review generation campaigns, reputation management, and lead tracking that feeds back into SEO performance reporting
AI-assisted workflow: Use AI tools (ChatGPT, Claude, Gemini, Perplexity) to accelerate content briefs, keyword clustering, schema generation, competitive research, and client-facing report narratives. Write effective prompts that produce usable outputs with minimal rework, and know when AI output needs verification or human judgment before use
QUALIFICATIONS: At least 4+ years of hands-on SEO experience, with a strong emphasis on local SEO
Demonstrated experience managing SEO for home service contractors or other local service businesses
Proficiency with Local Falcon for grid-based rank tracking and analysis
Working knowledge of Google Business Profile management at scale
Hands-on experience with GA4, including event tracking, conversion configuration, and organic channel reporting
Experience with call tracking platforms (CallRail or CallTrackingMetrics), including DNI setup, keyword pools, and source attribution configuration
Experience using Semrush and Surfer SEO for keyword research, content briefs, and on-page optimization scoring
Familiarity with Oviond or comparable reporting platforms for automated client dashboard delivery
Familiarity with GoHighLevel (GHL), particularly as it relates to review workflows, CRM data, and campaign coordination alongside SEO efforts
Proficiency with SEMrush, Google Search Console, and Screaming Frog (or equivalents)
Solid understanding of on-page SEO, technical SEO fundamentals, and local ranking factors
Solid understanding of Generative Engine Optimization (GEO), including entity authority, structured data strategy, and how AI systems surface local business information in ChatGPT, Perplexity, and Google AI Overviews
Strong analytical skills with the ability to interpret data and make confident prioritization decisions
Excellent written communication skills - both for content strategy and client-facing deliverables
Strong organizational skills and ability to manage multiple client accounts simultaneously
Demonstrated ability to use AI tools efficiently in an SEO workflow, including prompt writing, output validation, and knowing the limits of AI-generated content for client-facing work
Preferred Qualifications: Direct agency experience managing local SEO for a portfolio of contractor clients (roofing, HVAC, plumbing, pool service, landscaping, restoration, or related trades)
Advanced GEO experience, including AI visibility auditing; structured data and schema strategy mapped to AI consumption patterns; entity optimization via knowledge graph signals, Authoritative press citations; and familiarity with emerging AI visibility monitoring tools (e.g., Profound, Otterly, or comparable platforms)
Advanced Local Falcon expertise, including keyword set design, grid sizing strategy, and WYN metric interpretation
Advanced GA4 proficiency, including custom dimensions, funnel exploration, and multi-channel attribution reporting
Advanced Call/Lead Tracking experience, including integration with GA4, GHL, and GBP call tracking, and call recording review for lead quality analysis
Experience building Oviond report templates across multiple data source integrations (GSC, GA4, GBP, Local Falcon)
Familiarity with GHL snapshot environments and sub-account structures in an agency context
Knowledge of WordPress, Wix, Squarespace, Webflow, or similar CMS platforms for on-page implementation
Experience building brand search audit deliverables including competitor analysis, GBP scoring, and citation health assessments
Understanding of review generation strategy and its relationship to local rankings and conversion
Familiarity with Nextdoor, Bing Places, Apple Maps, and other secondary local listing platforms
Experience building repeatable AI-assisted workflows for SEO tasks such as content briefs, metadata generation, schema markup, or reporting narratives - with a clear methodology for quality control
