Overview
Gables Residential is seeking a qualified candidate to join our Operations team as a Regional Manager. The Regional Manager will focus on maximizing the profitability of our assets within a defined market area through the creation of creative marketing strategies, development of high‑quality on‑site teams, and implementation of quality control procedures. The role requires strong communication skills, experience in the property management industry, and the ability to work closely with owners to identify property goals and objectives.
Responsibilities
Achieve the highest possible portfolio net operating income through implementation of effective cost control and revenue improvement programs.
Develop sales and marketing plans and annual operating budgets and/or forecasts.
Accurately prepare and convey all operational and financial data to the owner in a timely manner.
Identify and implement creative programs to increase property value, including national or regional marketing programs.
Approve each property’s pricing strategy with the owner and supervisor, and develop and implement appropriate rent renewal strategies and sales and marketing plans to maximize rental income.
Help determine the long‑term viability of each asset by actively involving in the development of property asset plans.
Build a high‑quality on‑site team through effective recruitment, training, motivation, and coaching programs.
Serve as mentor and/or supervisor for new Regional or District Managers.
Implement or direct implementation of all policies and procedures as authorized in company policy manuals, working within guidelines, policies, and budgets.
Lead new property acquisitions and due‑diligence projects and other responsibilities as required.
Assist the company’s and/or fee development clients with developing new properties.
Perform financial underwriting and develop marketing plans.
Lead the lease‑up of new developments.
Attend weekly development meetings and monthly production meetings.
Complete quarterly Regional Manager inspections.
Communicate and participate in the measurement of Gables’ Excellence matrix standards.
Ensure all physical aspects of the property are fully functional, safe, and attractive, including adequate scheduling to keep vacant units ready for occupancy.
Regularly inspect grounds, buildings, and apartment units.
Act as a liaison to successfully implement the company’s subsidiary operations.
Represent the company with its clients and participate in property owner meetings.
Work with owners to identify property goals and objectives and be responsive to owners’ needs.
Complete and analyze market studies, recommend and implement strategies based on results and assumptions.
Establish relationships within the real‑estate industry to benefit the company and assist with its marketing goals.
Assist in identifying and soliciting third‑party management opportunities, including shopping properties, contacting owners, and preparing proposals.
Perform all other duties assigned.
Education
A college degree is suggested but not required. The position requires effective communication in English and the ability to perform advanced business mathematical functions.
Professional Experience
Minimum of three years as a Regional Manager, with experience in deal underwriting, lease‑ups, acquisitions, dispositions, and multi-use sites. Experience must include participation on or leadership of internal and/or external task forces or boards. Strong leadership, people skills, and the ability to influence at the regional, company, and industry level are required.
Attendance and Travel
This position is exempt from overtime. It requires a typical 40‑hour work week, but portfolio demands may require working significantly more hours. The role also requires regular attendance and active participation/planning at all regional company functions and events.
Licenses and Equipment
Valid driver’s license and current automobile insurance are required. The position requires furnishing and using personal vehicle for all job functions.
