This position is employed by Kilroy Realty, L.P. and leads aspects of new development and related improvements. This position reports to the Executive Vice President, Development.

Opportunity Requirements

At least 7 years of experience working within the commercial real estate industry (Owner or General Contractor, or in combination).

Experience managing Class A office tenant and capital improvements

Experience with new building construction

Experience with negotiating construction contracts and change requests

Highly proficient with development and construction language and documents

Effective oral and written communication

Conversant with landlord lease documentation and Work Letter requirements and have landlord build and tenant oversight experience

Able to comprehend the dynamics associated with large-scale development projects

Resourceful and creative when working through the challenges of large-scale projects

Experience managing and leading diverse project teams including design and construction professional

Familiarity with land entitlement

Understanding of local and regional authorities having jurisdiction (AHJ)

Recommended:

BS/BA Degree in Architecture, Construction Management, Engineering, Urban Planning, or related field

Proficiency with scheduling software such as MS Project and/or Primavera

Good understanding of MEP systems

Summary of Responsibilities
The core responsibilities of this position include, but are not limited to the following:

Facilitate the planning, coordination, and construction for new

Liaison between and within KRC departments

Provide review and implementation of lease requirements for the construction of tenant and landlord improvements

Assist in review of 1st generation leases

Coordination and oversight of architecture, engineering, and related design consultants

Coordination and oversight of project inspection and testing consultantsProvide estimating and analytical support

Manage and coordinate the preparation of budgets, schedules, contracts, and other documents

Manage development costs and forecasts

Provide management of turn-key improvement projects

Provide oversight of tenant improvements constructed by tenants

Review and approve pay requests and invoices

Review and negotiate design and construction change requests

Assist in negotiating construction, design, and other vendor

Facilitate and maintain communication and coordination with AHJ’s and utility

Manage and mentor KRC Project Engineers/ Managers

What we offer
At Kilroy, base pay is one part of our total compensation package and is determined within a range. This provides the opportunity to progress as you grow and develop within the role. The base pay range for this role is between $220,000 and $261,500 and your base pay will depend on your skills, experience and training, knowledge, licensure and certifications, and other business and organizational needs. It is not typical for an individual to be hired at or near the top of the range for their role and compensation decisions are dependent on the facts and circumstances of each case. This role is eligible for an annual discretionary bonus as well.
