Overview
We are currently seeking a Preconstruction Director for our Texas Building Division, in Dallas, TX. The Preconstruction Manager will report to the Vice President of Estimating and work with the Chief Estimators and Preconstruction Directors/Lead Estimators. The Preconstruction Manager will support and work with management, operations and estimating staff in the review of project plans, requirements and specifications. Responsibilities
Review project plans, requirements and specifications.
Coordinate a team of estimators to develop a large multidisciplinary estimate and determine labor and equipment costs.
Review accurate quantity takeoffs and materials pricing; review and understand all bid documents and assess project risks.
Understand project logistics and schedule, prepare bid packages, and compare and analyze competitive subcontractor and supplier bids.
Review quotes and estimates with the Project Management Team and prepare estimates at different levels of completion (conceptual, schematic, design development, construction documents, etc.).
Assist with certain post‑bid buyouts and lead responses to RFPs.
Perform other related duties as required and assigned.
Qualifications
7–15 years of estimating or construction management experience.
Extensive knowledge of construction means and methods, costs and engineering principles.
Estimating experience with large commercial, residential, healthcare and transportation projects.
Confidence working with estimating teams of varying sizes and capacity to estimate hard bid, negotiated and conceptual projects.
Self‑motivated with strong communication/interpersonal skills and ability to develop and manage assigned portions of estimates.
Advanced computer skills with MS Office and Primavera P6; well organized, flexible, detail oriented and capable of multi‑tasking.
Effective presentation and excellent written and oral communication skills.
