Job Description

This position is responsible for coordinating the community’s marketing, leasing, and renewal strategies to achieve occupancy, revenue, and resident retention goals through all leasing activities, resident satisfaction, and lease renewal support.
Responsibilities

Perform all sales and leasing activities, including greeting prospects, qualifying leads, conducting tours, processing applications, credit screening, and executing lease agreements.
Inspect apartments prior to move‑in to ensure they meet move‑in readiness standards and coordinate maintenance for any outstanding items.
Stay informed about market and competitor conditions; develop and implement short‑ and long‑term marketing plans to sustain occupancy, including resident referral and employer outreach programs.
Execute marketing activities such as internet marketing on Craigslist, Facebook, e‑mail, and other sites, following community‑specific driving and special programs.
Use the property management software (OneSite, Yardi, etc.) to track availability, record traffic and leasing activity, and maintain resident and prospect data.
Ensure show units meet company standards for quality by inspecting corridors and leasing tours, merchandising, and preparing the office for daily leasing activity.
Follow up with prospects and new residents to confirm satisfaction and finalize lease or renewal decisions through email, phone, or other communication.
Manage the lease renewal program by preparing renewal letters, contacting residents before move‑out dates, and ensuring timely signature and implementation of renewal documents.
Respond promptly and courteously to resident and client/owner concerns, resolving issues or escalating as needed.
Required Qualifications

No prior industry experience required; entry‑level position.
Strong organization skills and computer proficiency.
Ability to perform administrative tasks accurately and efficiently.
Licenses & Certifications

Must possess all licenses and certifications required by state and local jurisdictions.
Valid driver’s license to operate a golf cart on property.
Physical Demands

Stand, walk, sit, bend, stoop, climb ladders, reach, carry objects, crawl in confined areas; work in all weather conditions; lift weights up to twenty‑five pounds independently and fifty pounds with assistance; flexible schedule including evenings, weekends, and holidays.
Compensation & Benefits

Hourly pay range: $20.00 – $23.00 (Orange, CA). Eligibility for quarterly or annual bonuses for corporate positions; weekly, monthly, or quarterly bonuses for onsite property positions.
