Job Summary
This role manages the day‑to‑day operations of an assigned property, overseeing team members, managing financial goals, and ensuring compliance with company policies, Fair Housing, ADA, Fair Credit Reporting Act, and other applicable laws.
Key Responsibilities
Provide input into the development of the property budget by analyzing financial statements, marketing information, and operational reports.
Meet targeted revenues by setting rent rates, ensuring timely collection, making bank deposits, and preparing monthly financial status reports.
Approve vendor invoices, reconcile work performed, validate certificates of insurance, code charges to the appropriate chart of accounts, and manage communication among vendor, accounting, and client/owner.
Control expenditures to stay within approved budget and manage the petty cash fund.
Oversee lease enforcement: approve resident applications, discounts, renewals, conduct inspections, enforce notice requirements, handle evictions, and collect late fees as allowed.
Gather current market and economic trends, and implement marketing and leasing strategies to achieve occupancy and revenue goals.
Promote resident satisfaction and retention by responding promptly to complaints, questions, and requests, and addressing service issues for the maintenance team.
Conduct regular property inspections to ensure buildings, grounds, and amenities meet safety, cleanliness, and appearance standards.
Supervise property staff: interview, hire, orient, train, and manage performance in line with company policies.
Assist in managing the client/owner relationship by meeting owners, conducting tours, providing performance updates, and responding to owner requests.
Complete various accounting, financial, administrative reports, and perform other duties as assigned.
For California only: Manage lease process using the California Lease File Checklist to ensure compliance.
Qualifications
Bachelor’s degree preferred in Business Management, Real Estate, or related field.
4‑6 years of relevant experience in property management, sales, marketing, and customer service, with the ability to resolve complaints, maintain financial records, and coordinate team work.
Ability to manage multiple priorities in a fast‑paced environment.
Excellent communication, conflict resolution, and customer service skills.
Detail‑oriented, self‑motivated, and able to work independently, lead, and collaborate with a team.
Specialized Skills
All required state and local licenses and certifications.
Valid driver’s license to operate a golf cart on property, and ensure all staff with access have valid licenses.
Proficiency in internet, word processing, spreadsheet, and database management programs.
Strong proficiency in property management software (preferably Entrata, Yardi, and/or OneSite).
Management and supervisory skills sufficient to hire, lead, direct, evaluate, and manage subordinates and maintenance specialists.
Travel & Physical Demands
Office based but frequent exposure to outdoor elements.
Must physically access all exterior and interior parts of the property and amenities.
Must push, pull, lift, carry, or maneuver weights up to 20lbs independently and 50lbs with assistance.
Routine travel may be required for bank deposits, training, outreach events, or other duties.
Compensation
The salary range for this position is $58,656–$92,900. Base salary may be eligible for quarterly/annual bonuses for corporate positions or weekly, monthly, or quarterly bonuses for onsite positions. The exact amount is based on business requirements, prior experience, skills, and location.
