Job Summary Manage day‑to‑day operations of an assigned multifamily property, including financial performance, staffing, leasing, maintenance, vendor relationships, and compliance with all applicable laws and company policies.
Responsibilities Lead the property team, set budgets, and achieve financial and operational goals.
Analyze financial statements, marketing data, and operational reports to develop budgets and forecast performance.
Set rent rates, collect rents and fees, post transactions, deposit funds, and prepare monthly financial status reports.
Approve vendor invoices and reconcile work performed or products purchased, ensuring all information is accurately coded and verified.
Control expenditures within the approved budget and maintain the petty cash fund.
Conduct lease enforcement, including application approvals, renewals, inspections, notice compliance, evictions, and fee collections.
Collect, analyze, and interpret market and economic trends, developing short‑ and long‑term marketing and leasing strategies.
Respond promptly to resident complaints and service requests, ensuring resident satisfaction and retention.
Oversee maintenance staff performance and ensure the property meets safety, cleanliness, and appearance standards.
Conduct regular property inspections and take corrective actions when needed.
Recruit, train, evaluate, and manage property staff performance.
Maintain the client/owner relationship through meetings, tours, performance updates, and responsive communication.
Complete required accounting, financial, administrative, and other reports.
Qualifications 4–6 years of relevant experience in property management, sales, marketing, or customer service, demonstrating the ability to manage multifamily operations.
Strong communication and conflict‑resolution skills.
Detail‑oriented, self‑motivated, capable of working independently and collaboratively.
Ability to prioritize multiple tasks in a fast‑paced environment.
Specialized Skills All required state and local licenses, certifications, and a valid driver’s license for operating a golf cart.
Proficiency with Internet, word processing, spreadsheets, and database programs.
Experience with property management software (Entrata, Yardi, or OneSite).
Management and supervisory skills for hiring, leading, and evaluating team members.
Travel & Physical Demands Office work with frequent outdoor exposure; must access all property areas and amenities. Ability to lift up to 20lb independently and 50lb with assistance. Occasional local travel for bank deposits, training, and outreach.
Salary & Benefits Base salary: $80,000–$83,000. Eligible for quarterly or annual bonuses (corporate) or weekly/monthly/quarterly bonuses (onsite).
